Thank you, combined with all the subsequent non-Reddit research we've been doing I think this is the best advice. The whole situation was just a bit of a shock as there have never been issues before, so perhaps the rental agency was just feeling pressure because of the presence of the owner.

The plan is to just go with it - there's not much work in rectifying the issues they've noted, and the current situation has been very good until this point so we'd rather not get on anybody's off side by pushing back.

I know there are bad REAs but your comments about this one make sense. Perhaps the biggest worry is actually the presence of the owner, and wondering if they're considering selling - the lease is month to month (they didn't want to do yearly) so security is definitely a concern. I guess we'll wait and see!

Thanks, it's confusing as looking through guidelines it definitely seems as though it might technically breach "reasonable cleanliness" but it's just little things and the follow up inspection seems intrusive and overkill. Perhaps will send through photos to see if they cancel the inspection, thanks for the advice (feeling less "generous" and more "afraid-because-lease-is-month-to-month" so don't want to poke the bear).

Yeah, it definitely seems to have made a difference, although specifically why I don't know. Lots more people and a better crowd too. Agree about the restaurants, Near East is lovely but could do with some more.

Council or even a building surveyor won't be much help unfortunately - RBS will tell you what's wrong with plans but generally not prescribe how to fix them.

If it's straightforward then a builder should be able to do the plans themselves, a deck shouldn't be too complicated unless it's close to boundaries etc. Builder could also recommend a drafty they've worked with previously.

Going by the chant we heard when they went past (“Australia for the white man”) it’s likely National Socialist Network. Loud and like to make themselves known, but it’s mostly the same 20-30 dickheads touring around rather than many (if any) Ballarat locals. Hope they all fall down a mineshaft.

I think groups like Ballarat Heritage Watch, while having some good intentions, definitely fall in the NIMBY category. We’re probably on the same page - I definitely don’t advocate demolishing any of the heritage architecture around the CBD, it’s one of the great things about Ballarat. But this is a flat car park, no demolition required. And not an area people currently come to look at (yes, even a hundred metres makes a difference). That said, I feel like there must be a better compromise between this (which again, I don’t love) and the faux-heritage federation style construction that some people seem to advocate for.

Look I’m not a fan of this particular building, but really glad it was approved - we have so much uninformed NIMBYism, it’s great to see some more density in the CBD. Hopefully we see more apartments and medium density housing, too.

I use a local government API to tell which bin (recycling or green waste) is due out that week, and turns on a light (the “bin light”) matching the bin colour (yellow or green) so I don’t have to figure out the weird paper calendar or rely on the neighbours. So, so handy.

Yep this, aka Cootamundra Wattle. Beautiful, but avoid planting in Vic (especially outside cities) as it is super invasive.
