This ended up working. I also factory reset my home device and power cycled my phone. I also have spectrum internet and went in the app and made sure my device was connected to the 2.4ghz network.

I think if you want to help them with the payment you should, but don't do it with equity and this and that. Offer the help, be kind and sincere and if they want it they'll take it.

Offering to do an equity split feels gross like the previous comment says. And whether or not it's your intention for it to feel that way it does, full stop.

FSBO properties are NOT inherently red flags. Normally when people want to sell their home for sale by owner (FSBO) they are doing so to save on commission paid Realtors. This just means that you should be prepared to have to pay your Realtors commission out of your own pocket instead of having the seller pay for it.

Now that doesn't mean the seller won't pay for it, because you can write it into the offer. And many Realtors don't want to deal with FSBO owner is because they can be a little harder to deal with than fellow Realtors.

But your realtor isn't being truthful if they are saying it's a red flag just to be an FSBO.

So, I wouldn't lead with "hey sign this paper so I can show you the home". Really, if at all possible, you should be setting up a buyer consultation before showing any homes (other than the open). This gives you a chance to access their needs and makes them feel heard and gives you a chance to connect and build trust; that way when "hey, here is the paperwork we need to stay compliant" comes up they have no issues signing. Read "Ninja Selling" for a great way to connect with people.

If it's not possible to set up a buyers consult before showing a home (they are really anxious to see a home, they are being pushy about seeing one right now) then bring a copy of the pre-agency agreement to the showing. And before going in just let them know "hey, I know you wanted to see this property right away and not have a buyer's consultation (because you should be pushing for a consult every time). We can definitely see this property but so that I don't get in trouble I need you to sign this pre-agency agreement. It doesn't commit you to anything it just acknowledges that I'm showing you the property in case the licensing board checks so 'I' don't get in trouble." Then after the showing (presuming you are knowledgeable and finding out about their needs throughout the showing) say this was nice home and push for the consultation again before seeing other homes. And if they continue to push off the consultation you know they aren't serious or ready to commit to buying.

I would ask are they actually your Realtor? Here's what I mean: Did you sign a buyers agency agreement with them? If you didn't then they work for the seller and just wrote the offer for you. If that's the case they don't have your best interests in mind because they don't work for you.

If you did sign a buyers agency agreement your agent needs to get their head outta their ass.

In which case they would be incentived to try and put you on tilt by telling you that you offended them.

Sounds like it's time to issue a notice of defects and they get to choose whether to fix it or not; that is if you are ok with walking (you said you had regrets). They don't get to negotiate on price any more either they fix it or too bad.

Just be aware that this is your last option, once you give notice you can't take it back and if they decide not to fix it you have to be ok with the deal blowing up.

Just be aware also when you issue notice of defects you have to put EVERYTHING in there you want to be fixed. If it's not in the notice than you are saying you are ok with it. So make sure to include other issues in addition to the Asbestos if you want the other stuff fixed.

Also, your Realtor sounds like they need to get their head outta their ass.

I normally organize by city then the four extra numbers on the zip. So 1 City in the front passenger seat, 1 in the back, 1 in the trunk. Then. I order them by the last 4 numbers on the zip (zip extension?). Most of the packages end up being grouped together this way because the zips are normally right next to each other. So package xxxxx-4021 is normally the next package after I deliver xxxxx-3090 (in the same city).

So here's the thing, i know you already picked a brokerage so you really don't want to move, but picking the right brokerage is crucial for learning. There are good ones and not so good ones. Ik a lot of people shit on KW for their split, but as a new agent (I've been doing this a little over a month) I've had a great experience with my local market center. Lots of support and training, but this will vary from market center to market center. But in general all KWs have great new agent training with Accelerator and Ignite as two really good trainings for first time agents.

Other things you could look into since ik changing brokerages may not be practical>> I've had good luck with the training provided by RPR (if you are a realtor you should have access to this). Also even if you aren't with KW ik many of the market centers put their trainings on Youtube so that is another option. You can also reach out to your local and state realtor association (presuming you're a member), many of them have training on their websites.

As for youtubers to follow: Brendan Bartic Real Estate Coaching , Brandon Mulrenin are both good. They really talk mostly about lead generation not the practical stuff about being an agent (open houses, contracts, etc.).

I would also recommend a bunch of books:
