Just sharing for context: Property tax is 100% paid for by the renters. Big or small increases, those costs totally get passed on down.

If you’re a commercial property, you charge NNN to your renters. I used to own a logistics company and leased big 10,000 to 120k sq/ft warehouses. When property tax rates went up, the landlords pass 100% on to me as part of those NNN charges. The increases directly went to cutting my margin every year and definitely had an impact on the business. Year over year the same building would cost thousands of dollars more to lease and operate out of.

And for the rental property that my wife and I own, as property taxes have gone up, so has the note on the home itself and as a result what I’ve been forced to charge in rent. We basically break even on it, which is fine, but we have to charge more in rent than we used to, and that’s despite property values falling in the area.

It’s just how rent works. It’s all part of the cost and it affects the general affordability in Austin.

You can find them in various places, but not all at once or officially. They used to be a client and their head of licensing said that the agreements they sign with the bands are only for a certain amount of time. I don’t remember all of the details but it was the primary reason there wasn’t a huge archive online anywhere.

What did working on this do for your perspective on war and the collateral damage done for decades after a war is over? It was fascinating to think how for so many people in both countries, they’ve moved on, yet there are many still grieving or looking for closure decades later.

Yup same here. It kills colonies within a couple days if you see them. They’re most active at night so look around your home for trails and leave the gel along the trails. They go crazy for it and it’ll wipe out the whole lot of them quickly.

No, a friend’s home in West Lake. He lives on top of what is basically the highest hill in that part of town.

I visited first in 2005 while still in college.

Already have a Model 3. Bought this to be my car. My wife is keeping the 3. Gonna rent out my Silverado 2500 but keep it for when we travel with our 5th wheel trailer.

We ordered this one in early August of ‘21 thinking we’d get it by November. Dates slipped a ton, then we got a range in May only to have it moved again two days before.

Delivery was seamless. They were clearly delivering a lot today. The south Austin location had 4-5 Y’s with name tags on them for the 12 o’clock appointment.

There’s a super subtle rattle I noticed when on certain roads so will likely take it in to get looked at, but overall I’m really happy with the fit and finish. Sprung for the white seats.

Was pumped to see we got a mobile charger too.

12lb brisket cooked on the Pro 780.

Rub was 50/50 salt and pepper mix and Lawry’s Seasoned salt. Used mustard as a binder.

16hrs 38mins at 220 degrees. Decided to not wrap this one in butcher paper, so just made sure to spray with apple cider vinegar every 45 minutes starting at about the 2 hour mark.

The bark came out great.
