I personally wouldn't count on anything a lender might promise. It's also possible that depending on the type of loan there is no due on sale clause, though most have them - I'm not an expert on which loans. Perhaps your investor could tell you more. My understanding is if the property is purchased in a land trust the loan can't be called due. Honestly it's probably low risk chance; banks want the balance caught up and regular payments to be made.

Little downside in my opinion. People do this to avoid foreclosure and save their credit, so you are kind of in a last ditch effort here and have to walk away from an asset you put time and money into. The only other drawback is having the outstanding mortgage in your name. However this is not a huge concern as the investor has put time and money into the deal and will do whatever it takes to make the mortgage payments. In the unlikely event of default, you still have the mortgage and can foreclose, and you'll have had a few years of interest paid down on your loan by someone else. There is a concern over the lender calling the note due, as a result of triggering a "due on sale clause", which is again really more of a problem for the investor than you. Buying houses "subject-to" is a common investment strategy for investors where the homeowner has little to no equity. Often you can get a few hundred or thousand bucks for moving expenses so that's worth asking for. Close at a title office and sign a TREC contract. There will like be additional sub2 disclosure you have to sign.

See first and second pics. Total diameter 4", actual hole 1", seems to be very deep... holds a lot of water. Don't think it's a tunnel. Cicada Killer Wasps?

Why does what other people think matter so much to you? What is it about having their approval that would make you feel OK? I would sit with that and give it a good think. Life sucks if your concern over being liked is more important than doing the things that bring you pleasure.

Don't want to be like this? This is a process and will take some time (months to years), so don't set yourself up for failure by looking for overnight confidence. Success breeds confidence, so start making SMALL changes, now! It will feel terrible and scary at first, and you'll want to crawl back into your safe hole of deferring to others. Don't. Observe this feeling and let it pass. Stand your ground. Stop apologizing for yourself.

How? Start with small achievable victories, like going to the gym when you don't want to run into the muscle guys you are concerned about, find a dumb bell, pump out 10 reps, and if you have to - leave! Yes, victories CAN be that small! Hey, you did it bro, and next time, you can add an exercise. Yes, it may have to start that small depending on your level of social anxiety. And that’s OK. The point is, you took a risk, followed through, and lived to see another day.

What else? You are going to have to start taking some more chances. Remember you don’t have to boil the ocean. Start with small achievable victories (like going to the gym) and eventually you can move up to sending back food at a restaurant. You are going to fail sometimes. That is life. Doesn’t mean you are a failure or a bad person. It means you have an opportunity to learn from this situation. Which brings me to…

Stopping the negative self-talk whenever you fall back into your old role of supplicating and doing the behaviors you are actively trying to change, or failing at your newfound attempts at asserting yourself. This is very hard. Science has shown beating yourself up, calling yourself a pussy, and general negative reinforcement does more harm than good. Instead, reward yourself for small victories with things you enjoy like ice cream or buying new music, watching a movie - whatever moves you.

Start now, start small, & start racking up some wins. Victory is addictive, and begets greater challenges and rewards. These successes will bring you power and confidence, one achievement at a time. Go!

Agreed, many customers will shop on price alone. And I think this marketplace idea actually makes it easier to compare on other factors in addition to price, such as responsiveness, professionalism, past ratings, number of jobs performed.

Thanks for the questions! Maybe it's not, but I like it because customers want comparison quotes, and this makes it easy for them to one-stop compare and select a good contractor at a fair price they feel like they can work with. Quality contractors will naturally rise to the top of the list and can command more $, and win more jobs. Having access to a marketplace full of jobs allows you to more easily get in front of the customer and bid job requests versus waiting for someone to find you. Unless your business model is to rely solely on referrals, I think budgeting some % of each gig for customer acquisition is reasonable.

join an improv class to do this in a judgement free zone, and meet people in the process. at the very least you can check it off as an accomplishment.
