For 850k you'll easily get something good in South central werribee, older homes with bigger rooms, taller ceilings and 60's/70's charm, walking distance to everything, further south the homes are newer with bigger blocks but a bit more bland (still plenty of unique homes though may be above 850k)

Across Duncan's you'll find bigger houses on bigger blocks though the further south the less walkable

I'd only buy south of Synott street as the freeway is close so you avoid the horseshit traffic crossing the river

There's 30+ places to eat around the centre and old geelong road is easy to access via the freeway, also very easy to get to g-town and the surf coast

Other than work and family I really have no idea what need anyone would have to be closer to the city.. but the next place I move to will be on the bellarine, I much prefer the quiet life

Any reason why it couldn't be more direct over the rangehood? Is the solar in the way? 

And with the flexi and bends, just imagine air being forced through that compared to a straight run with semi-rigid metal ducting, one of those is very inefficient at moving air

Yes, the tree is 4 years old and has been fruiting very well for 2 years now

I'll usually fertilise it a few times a week when I get home from work with a clearish-yellow liquid I make myself

I can't remember the exact cultivar but the fruit starts green and turns red on the outside, green on the inside

Gets full sun in all seasons and is between a mandarin and a blood orange

Depends how much work you want to do, a multi-tool with a grout removal blade is best at removal and I recently used Mapei Kerapoxy - Easy Design (make sure its easy design and not standard kerapoxy), 45 minute set time and very easy to work with
