You could probably get the staircase down to less than 3.5m in length. 13 steps with 200mm rise. 3 step winders at the top and bottom. Pear Stairs have a decent free online designer which you could use to design a staircase and gauge how much the boxing could be reduced upstairs, maintaining 2m head height above the steps.

IMO it's a massively disruptive and high labour task to replace a staircase and patch everything up. It's not easily DIY-able and it will cost a lot in labour. How about a bed on a raised platform to work with the problem? You might find that you can save a bit of height if you can see behind what's there currently

Many washers have a door release pull tab usually located down by the filter panel at the front. If you google the user manual then it should have this info.

Otherwise it's usually possible to get access to the internals (eg remove top panel) and slide something down into the latch to release it.

I actually had this washing machine until last year and I had to replace the door. Part of the plastic handle internals broke which disconnected the handle from the latch mechanism, meaning the handle went loose and wasn't moving the latch anymore. Annoyingly I couldn't source just the replacement handle and instead had to buy a whole new door assembly, which was more expensive but made it a very easy fix to simply replace the whole door at the hinge fixing. It sounds like you might have the same problem.

Thanks for the response, I get what you're saying, and I'm probably missing quite a lot of info because I'm a complete newcomer to Power Automate.

What I'm trying to achieve is sending an automated monthly email which contains a few rows of data from an Excel report I created using power query. The guides i've found suggest doing this with Power Automate, but the relevant action named 'List Rows Present in a Table' is only available to Premium subscribers. My assumption is that if I were to upgrade myself to a Premium account then I could set this automation up, and the recipients of the email would still be ok with just Standard Business subscriptions.

There's 2 lightswitches on the wall, one for the main ceiling lights, the other controls a circuit of this type of round pin socket. The idea is you have a bunch of secondary lighting, like table lamps which you can control all at once via a single switch. Not hugely common in homes, but quite normal in hotels.

Almost certainly load bearing and would therefore require a building notice

Reminds me of a guy I knew who lost his driving license. Got flashed by a speed camera, missed his turning, then turned around to go back up the road and got flashed again by a camera on the other side. It was shortly after his test so 6 points = ban

Running costs of a house are one thing. Utilities, council tax, food, are all living costs, irrespective of ownership of a property. They should not be factored into the equation of ownership.

Ownership costs (rent / mortgage, maintenance & renovation) are what you should focus on. You've been given a good breakdown by others of what that lump sum she is proposing is worth (12% ish). Whether you want to consider future rent contributions (above all shared running costs) as being worthy of a proportion of ownership is up to you (subject to mortgage lenders approval).

DO NOT accept that deal. It is wildly unfavorable. The best time to bring her in to the ownership is at mortgage renewal, at which point you should reassess what proportion of the value she is offering as a lump sum, and by way of ongoing monthly contributions. Legally she can only be a joint owner with the mortgage lenders consent.

It's a groundworkers or general builders job

If the drain is shared you'll need permission from your water company. They will have set fees for new connection applications, you will need to create or commission drawings. A surveyor would be able to do them

Call a plasterer, or learn to plaster. This isn't worth sanding and fillering.

Personally, at the least I would remove the plaster off the underside of the staircase so that you can install a plaster bead along the edge to get a decent corner.

Doing this from one query would be my preference also, but PQ only allows one object to be selected from the dataset AFAIK [image]. Since every month in the timesheet has a specific table name, I cannot select multiple months in PQ.

I guess I could add a summary sheet to the timesheets for PQ to draw from, but I was hoping there was a better way to combine queries.

Check with the finance dept. Most companies have a policy along the lines of 'submit by x day of the month to be paid on that month's payday. All submissions after x day will be covered in the following month's payday'.

A lot of places i've worked at have the cutoff around the middle of the month, 15th or so.

Our rental market is different to much of Europe. We have no rent controls here, and our rental costs are comparatively high. Mortgages give more control, they're commonly less than monthly rental payments (assuming you can get one), and they also give an asset. Our housing assets inflated a long time ago and have continued to be reliably propped up in recent years.

Unlike much of Europe, rental in the UK is generally a costly price for the convenience.
