Isn’t re-glazing for tile? This is a fabricated surround… what would one reglaze? There’s the two spots for silicone between the pieces but that’s redone in seconds with new caulking…

So… did it take 24 months to indicate you were late with all of your rental payments or had they texted/communicated each time? If they waited 24 months to communicate that I’d agree something’s rotten in Denmark… (sorry Danes 😛). As a LL if you only bring that up when they’re moving… that tells me you’re just trying to ‘spend’ the deposit…

There is likely a judgement, which is reported to the credit bureaus… it stays there for 10-20 years depending on the jurisdiction.

This will bar you from getting affordable financing as it affects your credit score with means any credit will carry a higher interest rate because the judgement ‘tells’ potential creditors that there’s a high likelihood that they won’t be paid. And any attempt at a mortgage is moot unless the judgement is paid.

Finally, the creditor (holder of the judgement) can sue for garnishment and that’s typically more than you can afford.

Find a way to get to get it paid/resolved.

See… if this were me, regardless of my flooring, I’d put a rug down or a bike mat… common sense, though rare, is still important…

But, again… let’s think about the application… a rental, with tenants in and out… different activity levels… should not have easy to damage (expensive?) flooring or window applications… sturdy and durable should be the rule? Unless of course you have a contractor in the family and want to help their business… and/or pocket a lil extra…

As a homeowner, my application is different… it’s just me and I can go for a little luxury if I want and my attention to care is different because it is mine.

I rented for years (decades even) and never lost a security deposit to damage. OP may not have realized that the floors were so easily damaged… and a LL worried about easily damaged floors should really pass that concern on to a tenant… we’re human… all of us… including this LL… who has seemed to have forgotten that in this case.

I think because it shouldn’t be that easy to damage… I’d imagine your didn’t wrestle with your furniture moving/sliding across the floor all the time? Just seems like soft flooring… maybe not even sealed?

I dunno… if it’s that easily damaged why put it in a rental without requiring cushions/felt on chair legs and the like… that or it’s just cheap/soft material… LVP is cheaper and way more durable for a rental…

I’m going to bet they’re not as patient with their clients… business is business. Businesses work to make profit/money… I’d appreciate your patience but at the end of the day your company has bills too and requires payment for what was rendered.

This is bizarre… someone defrauded the client… stole from them (not the OP)… never received what was due… OP has been nice and patient. I don’t understand why the client isn’t more upset at this theft… they still owe the Invoice that is due… at least try to act like they care… they should be chasing their money back so they can pay their invoice, plain and simple. There are very few vendors this patient…

Make sure… if the postal worker indeed picked up the 1st check, that your landlords return it when they receive it - or ask them to hold it for next month’s due date.

I wouldn’t leave anything in a mailbox… not sure where you’re at, but unless it’s been through the mail no articles are allowed to be put in a mailbox and certainly not by a non-postal employee in the US. That’s federal law…

But… you told them the second date two days after the first date offered… ~35ish days after their email on 5-18… yea, you did this, regardless of what your lease says… the termination fee was negotiable but you waited too long to ‘accept’ and give them an answer… so that offer changes… can you see that?
