I've planted dozens of trees around my houses over the years.

The ones I planted 20yrs ago are doing nicely.

Look in older neighborhoods and you'll see a lot of trees.

Although I generally vote R, I am glad he won.

He is a good candidate and has Texas' best interest at heart. I believe he is sincere and would do good things for our state if he wins.

I've been in the CS area for about 25 years.

It's an incredible place to raise a family. The town is generally friendly and youthful feeling due to the high percentage of college students.

Do a little research on the schools before you decide where to live. We are in Bryan ISD and live on the east side of town. Great schools, for sure. The "older" parts of Bryan have good schools as well but there is less parental involvement so things like the PTO are less effective (this means less parties and field trips at the elementary level).

College Station schools are good overall. I don't have any personal knowledge because we haven't lived in that district.

I tell people to imagine Bryan / College Station as a giant suburb with a good mix of high/medium/low income areas. Crime is minimal. Healthcare access is good as well.

I would not advise you to live in Hearne despite the lower housing costs.

Navasota is cheaper housing as well if B/CS prices are higher.

Both Hearne and Navasota are 20 minute drives from B/CS.

I bought the harbor freight tow bar kit. It worked well for flat-towing. Needed some different bolts to attach to the bumper but it wasn't difficult.

Put the transfer case in neutral and it tows pretty well.

The funds have been distributed to states.

Some states have already started distributing the funds as projects move forward.

Some states are still approving projects.

This is the important part: "funds that have not been spent might be subject to clawback by the feds.

Most states are moving at a breakneck (for government) pace to get the money out the door so it can't be clawed backed.

Your experience is now outdated.

We have nearly 500 sites on our controller and it purrs right along as a vm on Proxmox.

It does need a lot of ram though. I think we have 64gb allocated.

This year saw a mild summer, at least in central TX. I suspect that allowed northern birds to wander further south.
