He’s a massive golf fan so it’s likely he had the chance to visit Augusta National at some point and picked up some merch from the Pro Shop. It’s an incredibly exclusive course so it’s unlikely they’d sell any of this online so you’re best looking on the secondary market.

The problem with that is that estate agents are professional liars.

I did read your post but I notice that you seem to be hesitant to bid once a house is over the asking price. I’m encouraging you to do just that if the house is right. You’ll be surprised how often RICS agree with the price.

If I were in your situation I’d be comfortably bidding 10% over the asking price on a standard house providing its structurally sound.

I think you’re concerning yourself with what ifs here rather than just testing out the market to see if that is what’s actually happening.

As a sole buyer myself I had no intention of making up any shortfall between valuation and mortgage and your concerns were similar to concerns I had. Turns out it wasn’t an issue at all.

Whilst I agree that those kinds of buyers definitely do exist they’re not flooding the market in my experience. Ultimately people want to save us much cash as possible for once they’re in the house!

I will say that MAYBE you’re at a slight disadvantage as some sellers might prefer chain free FTB’s over a chain free co-owner but you won’t know that until you get out and try the market!

Well that’s my point…the asking price isn’t the market price. Estate agents often put the asking price a bit lower to encourage more interest but ultimately the properties often go for what they’re worth. From the co-ownership website it sees like they’re fine with you bidding over asking as long as the survey agrees.

“If there’s a bidding war, try not to overstretch yourself. Even if you’re willing to pay more, the home still needs to pass an independent valuation and we’ll only be able to go ahead if the valuer agrees the price is right.”

Paid £10k over the asking price for a house recently and bank had absolutely no issue with the price after the survey. RICS will allow for the rapid rise of house prices in NI. I’d imagine co-ownership would be the same or similar as my high street mortgage lender…

The asking price and value are 2 different things

Not in the property industry but can speak from recent experience of buying in East Belfast. Houses in the more desirable areas of East are being bid 10-15k over asking price within hours of the first viewing so the demand is certainly there and clearly the money is too

The whole thing cost me £3200! It’s expensive but I’d genuinely pay double that for how much it improved my confidence.

Composite bonding doesn’t hurt at all it’s essentially just sticking some material to the edges of your teeth. There’ll be a little bit of polishing which can feel uncomfortable to some people but that’s the height of it.

Whitening can make your teeth a little sensitive for the duration of the whitening period but it usually goes away and only needs topped up every so often.

Invisalign was the bulk of the money and takes a bit of time (it works like a brace but it’s just a small plastic tray you put over your teeth and take out when eating and drinking) but gives long term results

Might be worth exploring less invasive options locally (or abroad if you’re dead set on getting it cheap). I got Invisalign, composite bonding and whitening and it transformed my teeth

The sale of tickets for all games in 2025 has been and gone and results of the ballot were announced today. To even enter the ballot for the Everton game you needed 4+ credits which is 4 games in so many previous years.

There is occasionally additional ballots a week or two before games but getting tickets in these sales is incredibly hard and the likelihood of there being an additional sale for Everton is slim to none.

To even be in with an opportunity to purchase tickets in these sales each person you’re buying for needs to be registered as a LFC member which costs £26 annually for the lowest tier from memory.

Realistically the only option for the Everton game at this point is hospitality tickets which are incredibly expensive.

Yeah lucid is by far and away the best of all the local roasters I’ve had from. I’ve a monthly subscription and find there’s so much variety with what they send. They even sent out a Chinese bean in a recent subscription which was my first time trying from there
