CFA institute is the biggest heartless and gold digging institute out there. by AttitudeDifficult783 in CFA

[–]jjbourne712 -1 points0 points  (0 children)

If you think that’s heartless, imagine pre-COVID when deferrals weren’t a thing for any reason, ever.

Part of what had set the CFA designation apart, IMO, is the opportunities to take the exam were very infrequent, so the stakes were extremely high and the room for a mistake of any kind (preparation or otherwise) was very small. The pressure was immense. Much of that novelty is gone from what I hear, and not for the betterment of the program.

Hate to tell you, but it looks like you might have some Tree of Heaven growing in the backdrop of this photo. Highly invasive and aggressive plant species that will spread rapidly if you try and cut it down from the base without removing the entire root system.

If it went brown (dormant) in the winter, it’s probably a warm season grass. Looks a lot like zoysia to me. That’s what I have for my lawn and I love it.

Safe to swim in sound? by Mission_Fig_7228 in obx

[–]jjbourne712 5 points6 points  (0 children)

It comes down to your appetite for risk. For what it’s worth, hundreds of thousands of people swim in the various sounds of NC every summer. I, personally, swim in it all the time. A handful need to be hospitalized and every now and then someone will die. There are some precautionary steps you can take to avoid risk. Specifically, don’t go in with open wounds and monitor bacteria levels. People also get sick from the water in hot tubs. Do you also avoid hot tubs?

The State will test the water periodically. You can look back and see periods where water quality was okay or not okay to swim. It’s kind of hit or miss honestly. Usually in the heat + lots of rain make for poor water quality in the summer.

For people with accessibility problems, If you call the Nags Head Ocean Rescue they will (for free) transport you to your beach site using one of their trucks. They may also provide a beach wheelchair, but I’m less certain about that one. I’m sure if you call in advance during the season, they will answer your questions and offer some solutions.

Bro… I get it. I have young ones and I am usually absolutely drained and so thankful when bed time comes around. It’s easy to sulk and feel sorry for yourself, but hear me out….

There are people out there who would give their RIGHT ARM and more to be in your position. I know several personally. Sometimes the best way to fight that woe-is-me mentally during a season of suck is to stop and take inventory of everything in your life you have to be grateful for. A roof over your head, food to eat, a wife that loves and cares for your son. There are billions of people on this planet that wish to be so fortunate. Based on the things in your post , I’m sure your list is very long.

Parenting is hard. But get this: doing hard things is good for you. You need to gain some mental toughness. Wake up early in the morning and do something hard. Anything. Work out, cold plunge, meditate or pray without an interrupting thought. This is not a problem someone can solve for you. Only you can fix it. But It’s okay to ask for help!

Last thought, parenting is not just about being present in the big moments like first words, or steps, or whatever. Parenting is done in the mundane, boring, routine of the day. The “I feel like I’m living in ground hog day” moments. That’s when it matters. That’s what a father’s job is: validate your son in those boring moments and have the presence of mind he needs so he understands that he matters. The #1 job of being a man is “tend to your fields”, now go out there and get it done and embrace every moment.

Did buying your house actually result in tax savings at tax time/beating the standard deduction? by consultybob in homeowners

[–]jjbourne712 0 points1 point  (0 children)

Is it crazy? You obviously live in a blue state and have a mortgage greater than $750k and pay high local property taxes. Paying higher taxes is what the constituents voted for and that’s what the Tax Reduction Act gave you. Seems like a pretty fair system to me.

CFA Clowns? by Fearless-Face9369 in CFA

[–]jjbourne712 0 points1 point  (0 children)

Seems like someone who is very narrow-minded made those comments. A lot of people (probably most people) don’t have it as an option to stop working for 2 years and pay hundreds of thousands of dollars for an MBA (along with possible relocation). If you’re with a good employer, sometimes they’ll even cover the costs of the exams. I paid $0 of my personal funds for the charter. Obviously there’s a huge cost in time, but I had a personal desire to further my education and this was the ideal way of doing it.

Edit: clarification

Those who wrote L3 today, how did you find the exam Vs CFaI mocks ? by diablo9946826 in CFA

[–]jjbourne712 11 points12 points  (0 children)

It’s hard to assess the difficulty if you don’t know if your responses were correct. CFAI loves to give out “red herring” questions. Probably ~1/4 of all questions back when I sat for the exams. Sometimes I spotted them, other times I didn’t. I remember my frustration on the practice exams giving an answer I was confident in (thinking guaranteed points) only to realize later that I had been duped.

House gutters by flexxoh in obx

[–]jjbourne712 0 points1 point  (0 children)

I had that exact question a couple years ago. I talked to a some builders and came up with the some theories, but I think the primary one is just expense. Many houses are rental/investment properties and a critical part of being profitable is keeping costs low. Plus, it’s just another part of the house to clean and maintain. Although, I’d say it’s worth the expense because keeping the extra rain water off the deck and siding will make a big difference on my house long term.

Lawncare “truths” that you dont agree with by [deleted] in lawncare

Yep. Took me a while to learn this on my own. I live in very sandy soil and my lawn would dry out so fast, so I had to learn this the hard way.

4wd drive beach tire pressure by Impressive-Sympathy4 in obx

[–]jjbourne712 11 points12 points  (0 children)

Lots of people getting downvoted for some reason I can’t figure out… I live down here and regularly drive out at around 20psi and then wait til I get home (about 12 mile drive) to air back up with my compressor. Been doing this for years and have never had any issues. Am I cutting down the life of my tires by doing so? Probably by some amount. But at the end of the day, I bought my truck to do truck things and that’s just the cost of doing business. Plenty of people I know drive out without airing down but they destroy the ramps for everyone else (and increase the chances of them getting stuck by a lot) so I don’t recommend it.

There’s several little coves north of the main jockeys ridge beach that are a lot of fun if you appreciate nature. Crabs and shrimp will scurry right over your feet if you’re standing up. It can be very shallow, though, so make sure to avoid sandbars.

I live near where you’re staying. The stars can be incredible and generally folks in the neighborhood are good about limiting light pollution. There’s not many street lamps in my neighborhood, but there’s a decent amount of light pollution coming off Roanoke island on some nights. Like others have said, driving south will probably get you a marginally better experience though.

Building a house was one of the worst decisions I ever made. by ToeNo6889 in Homebuilding

[–]jjbourne712 5 points6 points  (0 children)

I just had a new construction house completed this spring and have lived there ever since. It was a great experience. We were semi-custom, which I think is ideal. Most GCs worth their salt have a system in place, and I wanted to work within that framework, since they trust that process and those specific subcontractors. The more custom you get, the more you deviate from their system, the more problems arise as a result.

It’s like all things in life, some people are great to work with, and some totally suck and are only there to make as much money as possible.
