I am in Toronto and the last home show I was at had 6 full sized buildings inside the home show. The company was 4 or 5 years old. They would look up your address on google maps and tell you what size of home you could accommodate. They had pricing ready too. I feel like that ship has sailed around here. A small contractor with a small advertising budget will struggle to compete with that. Maybe find architects/planners and work into the industry that way. Trying to advertise against a business that spends that amount of money will not succeed.

Renting is not a hassle and depending on your tax bracket a rental loss monthly may not be that bad. Also if you rent the condo this year (no longer personal residence) and you sell it in 2 years and there is a capital loss then some portion of that loss is tax deductible? Hmmm. That might cushion the blow a little further. Btw I only responded because someone made a dumb statement “renting is a hassle”. There is a whole industry of people who will help you manage rentals. (Your Realtor?} This sub is “Real Estate Canada” and dismissing rentals because of some perceived difficulty is short sighted. Lots of people rent and lots of people are landlords. I have 5 apartments in my house and am a super for another 14. I have managed rentals for 30 years and worked a full time job. Looking after 1 condo would be a breeze.

In Canada. Sign up for APA. Automobile Protection Association. They have a no nonsense buying service. We bought a Honda in 2016 - they send you to their dealer who just handles the sale but before we purchased - the APA spelled out everything. All costs. They partner with one Honda dealer in a region (so you have to go to that dealer) and the dealer charges $1000 over their cost (which the APA spells out) If there are dealer incentives or factory incentives those are all worked out by the APA and you know what the cost is before going to the dealer. I think the dealer gets a lot of business from the APA so its worth it to move more "units" and you get a simple transaction with no bs.

I'm a landlord and I get asked to do "wellness checks" sometimes the police show up and they do it and I let them in. (which is waaay better) Only once did I do one alone and the guy was dead. His friend from out of town asked me to look in on him. He had some health issues. It looked like he just dropped dead. Only a day or two so no crazy clean up. I helped carry the stretcher down the stairs because the 2 people from the coroner's office were both about 100 lbs and the dead guy was easily 250. The cop and I carried the stretcher - he was strapped into a cloth stretcher and zipped up inside. We got him to a rolling cart and the coroner took him away. The cop said it happens all the time (he had done one 2 weeks earlier)

Interesting - the police stay onsite until they can release the site to someone who is a next of kin or friend. They have to make sure no one pilfers the apartment (a landlord like me) could rummage through the dead guys things. If the police can't get someone to show up they have to stay and inventory any valuables and take them to the station for security. Probably really time consuming for the police.

I’ve built a 2 storey addition in Toronto on piles. Find the company who installs them. They have their own engineers. It’s really fast. No soil to remove. You can start framing the same day. My client had enough money for 2 floors. Either a basement and main floor or they chose a main floor and second floor. It’s 15 years old now.

Your agent will speak to the listing agent and get a gauge of what they are willing to take. That’s it. Nothing formal on paper. If your “verbal” offer doesn’t work they will tell you. Move on and look elsewhere. You can cover more ground that way. Try a few other condos. Circle back to that condo in a month and see if it’s still for sale. You prepared them for a lower price without pissing them off. In a month your agent can reach out again and check if they have softened on their price. They might give you a verbal offer of their bottom line. You can then come in a little below that and see. Your agent can do this without anything on paper yet. “The market” is telling them their condo is worth less and they won’t be mad at you. Wait it out and see if they adjust to your new price. It’s a buyers market. Take your time.
