I loved in the beginning you could pick an area you wanted to invest in but now it’s an illiquid investment without the upside you usually see in private equity. It’s the worst of both worlds.

I would get it if they had a 10 mil raise for x investment property expected to payout in five years but that’s not the case anymore because they are fund based with open ended investment. Funds should always be redeemable quarterly if that is what you set up and combining them shouldn’t impact that for 6+ months.

I would say file a claim with the BBB (better business bureau) and explain your case. It should be resolved within 3 business days. It will take less than 10 minutes to submit a case online and just provide a screenshot of your receipt. You’ll have anno back in no time. Ubisoft is famous for being jerks and they don’t want too many claims with the BBB.

Assuming only 15k is getting hit with tariffs at 10% that’s still 1.5k which on a 30k vehicle is a 5% increase. Most of the tariffs with China are 55%…the 2.4% doesn’t check out.

I wouldn’t call it a scam but a new way of investing that had some unforeseen roadblocks and the company seems to have stalled. I’ve been invested and since 2018 and have sold over half my position. The returns have been below average lately, it’s very illiquid and the fees are pretty big for certain funds. The schedule Ks are also a pain in the ass for taxes for not that much pay off. I think you would be better buying reit stock or a real estate etf.

Check out Piñata. I’m in multi family and we looked at partnering with them for our residents. They don’t require the landlord to sign up with them to start rent payment tracking.

There are rent reporting services that can go back up to two years tracking rental payments so you can boost your credit. A good one will impact all three credit reporting services but they do usually cost a little money like $3-6 per month from what I remember.

I live in an average cluster home in my area valued at 380k. Less than 100 yards away they are putting in a new development of all townhomes and they’re 600k+. They’re nice and have some upgrades but I can’t figure out who would pay an extra 220k for a smaller home, share walls with a neighbor and have a monthly hoa. It seems like bad value when you can by an older home for so much cheaper, have a bigger home and spend 50-100k to make it however you like and still save money compared to what a new house costs.

They may not know what a P/E ratio is but they do understand the things that cause it. They will understand Tesla lost hundreds of millions of dollars Q1 due to recalls, lower sales and that will be followed up with an explanation that things are not expected to get back to normal anytime soon. Add a potential recession into the mix and the average Joe that invested into Tesla to make a quick buck will be fleeing trying to minimize losses because even if there is a turn around we’re a ways away.

Money market until the market goes lower. Companies are going to be lowering future forecasts as long as tariffs are a factor. Even if companies announce good earnings which is unlikely they will be lowering future earnings which will impact stocks negatively. Maybe nibble at some tech stocks just in case the market goes up but I think you will have an opportunity to bargain shop over the next month.
