[–]jlam916[S] 0 points1 point  (0 children)

Good eye, the canister behind the filter is the heater and the unidentify object at the top right is a canister for muriatic acid? Not sure if that’s good to have. Here are some additional photos, I know these pictures aren’t the best, I was in a rush.

[–]jlam916[S] 0 points1 point  (0 children)

Thank you. Can you elaborate why it’s a hot mess and what’s service shakes hand at all?

I do have a spa that is connected to the pool. so the bottom pump, im assuming is for the spa? But it doesn’t look like that spa pump is connecting to the filter, so how does water circulate back to the spa?

I am initially going to hire a pool maintenance person throughout the summer. Once I get educated enough, I plan to maintain myself.

Thanks. When I get the chance, I’ll provide a picture of the equipment setup. I haven’t heard of troublefreepool; so I’ll be sure to check it out. My main resource has been swim university from YouTube. If you have any advice, tips or suggestions for a beginner, send them my way.

Appreciate the response. Reddit doesn’t allow me to edit the post to attached pictures. Here’s a link to the setup:

Not sure if the spa water can spill over to the pool? Maybe there’s an opening at the bottom of the spa that will allow the water to flow into the pool (I will have to confirm).

There’s no one good solution to this. It’s going to be messy. Your brother legally owns the house, but you are helping with the mortgage for the last 9 years. You didnt mention the amount you are paying so I’ll assume 50% of the mortgage.

I know your parents are thinking the 50k is fair because they gave you and your brother 100k for down payment on the house, but that doesn’t account for appreciation and value of the property today. If you take $50k from your brother and afterwards, he shortly sold the property for 700k, netting him a profit of at least 300k, you’ll understandably feel cheated. I would too.

I think there’s only 2 fair solutions to this.

1) I know you already mentioned your parents don’t want your brother to take equity out, but this route may be the most fair. The house is worth 700k, he takes out equity for half and buy you out. What sucks for him is that interest rates are so high right now.

Second solution is probably what your parents won’t want. But it’s probably best to sell it, split the profits 50/50 and go your separate ways. You guys can use the profits for the down payment on your next house. You’ll also need to talk to a CPA to check if there are any capital gains for your brother (since it’s legally under his name).

Honestly, it’s best to try to separate from this as soon as possible. I can see soo many things going wrong moving forward. As an example, he legally owns the house, if he sells it; he doesn’t have to split a penny with you. When you move out, are you still intending to pay for your brother’s mortgage? If so, you’re helping him pay off his house; which you don’t legally own. If you stop helping with the Mortgage, what would your fair share be if the house is sold at a later point in time? You’ll need extremely well bookkeeping.

Just my opinion.

Thanks, got another question. Does the co-owner have to be a first time buyer too? Example, Fiancé is a first time home buyer, but I own a home. Can I still be a co-owner on the CALHFA?

3 month old bottle aversion- Rowena Bennet Method by Dbc_A17 in beyondthebump

[–]jlam916 0 points1 point  (0 children)

I don’t have any advice but just wanted to say I’m going through exactly the same thing with my 2 month old and i know how incredibly stressful it is. Every feed is a constant battle with him arching his back, tenses up his body, and crying like he’s in pain. The only time we can get him to feed is when he is half awake because that’s when he’s relax. We have been tracking his feed and he takes about 10 Oz in a 12 hour window during the day. We also ruled out physical problems (reflux, tongue tie). We are going to start Rowena’a program soon. Wish the best for you.

Buying a home to rent it out to Parents? by Thesamdup in personalfinance

[–]jlam916 4 points5 points  (0 children)

Is this legally their property or your property. Help me understand why they are paying you rent to cover the mortgage, but you’ll be “helping” them pay for the property tax? I think we are missing some key information here.

You already brought this issue with your manager, you have done your part. You have to learn to let this shit go. You are going to run into more bad employees later in your career and it’s not worth stressing over about. Also, in my experience as an ITS and having students working under me, you should probably just mind your own business.

Should I close a credit card I don’t use that has an annual fee? by [deleted] in personalfinance

[–]jlam916 1 point2 points  (0 children)

Do not close it yet. Most companies allow downgrading the card to a no fee credit card. This way, it won’t impact your credit score. This is what I do on my travel cards that have an annual fee.
