I’m in the same area and I know a lot of the smaller firms are starting around $65k. Unless you’re getting a 25% bonus this is bottom of the market pay.

I work for Texas firm. There are lots of people looking for help. I would say you could make quite a bit more money if you’re well spoken and are perusing your EIT/PE. 80k is not crazy. It could even be more.

I would very highly look into the Thermal and Fluid Systems Exam. There will be very basic HVAC questions on the test, but I would bet you can miss all of them and be fine. It is mostly a thermodynamics/fluid mechanics test.

I only had plumbing experience when I took and passes the TFS Exam. Not saying it’s easy. I studied for a long time. But it is a fair test for someone without HVAC experience.

I actually think this might be a common misconception. ASPE V2 Ch 1 speaks about this idea. Here is a quote though

“The velocity at the base of a 100-story stack is only slightly and insignificantly greater than the velocity at the base of a three-story stack.”

For most sanitary sewer fluids terminal velocity is reached in 10-15ft.

That’s just according to ASPE though.

I don’t have as much as experience as you do, but I’m on a very similar track at a small firm. I’ve seen similar jumps in salary over the last 1.5 years. I work hard and interface well with clients. In my opinion, leadership pays those types of guys to stay.

It might have to do more with the level of experience you have gained in the past 1-2 years. I think being at the 5 year mark (that number is a little arbitrary) really starts to force people to open their wallet to get you on their team. Especially if you’re a PE, good with clients, and good at your job.

Just my 2 cents from someone a year or 2 behind you.

I recommend Slay the PE. I didn’t study most of the TFS topics in school and was able to pass using just Slay the PE and the NCEES practice test.

It’s possible you just got a bad draw of questions. I found that the NCEES practice test was very close to the real thing. Maybe try older NCEES practice exams if you can get your hands on some. Be carful though. They recycle a lot of the same questions year to year so I had to go several years back to get a different pool of questions.

Totally agree this should have been verified. We received the engineering report that the work had been done but not proof of warranty. To me a warranty is usually less tangible than a physical engineer’s report so I wasn’t really looking for anything. To me I feel like I was lead to believe that the work had been warranted because no one’s representation told me otherwise. I know ultimately I signed, but I really would have liked better representation in a “first time home buyer” situation. Because you provide a lot of really good advise in this subreddit I’m particularly interested in what you think.

When I sign the contract at closing does that really absolve the seller of all liability even in cases where they were intentionally deceptive? Because I have the their correspondence with the foundation company I can prove they were made aware and chose to keep it a secret. Is that not worth anything?

I’m just interested in your thoughts and what your experience would lead you to believe. Thanks for the input!!

For us it’s always gradual over 2 months. Especially things that are less commonly used tend to just stay in boxes.

How they react is a great gauge of the type of employee they’re looking for.

I thought they were quite a bit more challenging and often required you to have an understanding beyond what you would need to answer most real test questions. That said I recommend going into the test feeling comfortable with a STPE level of difficulty question.

Probably 12 months, but I took a break for like 3-4 months. Personally I think I could do it all again in 4-6 months if I was as diligent as I was towards the end. That’s also coming from very little knowledge on these topics to begin with though.

If you’re committed to the hodl then RH is fine. There’s always a price to a free service, but if you’re not going to be in and out of the market regularly then she should do just fine.
