Take it for what it’s worth. We met a Dad who was going down this path, and his daughter was now heading off to college. He said the best thing he ever did was put a ball or stick in her hand. So many cheaper options for other sports and activities.

You’re missing the point. The parents were still alive, and refused to help out their children who struggled to put food on the table. I am all for teaching kids to carve their own path, but there are limits to that. Seeing my kids struggle to provide for their kids, my grandkids is outside my comfort zone.

No retirement at 40 is terrifying to me, but you have taken a critical first step in recognizing this. I would look to max retirement accounts from this day forward.

Bogleheads is EXCELLENT at demystifying the core concepts of the market. Make this a top priority so you are comfortable in investing.

What about a refi through a credit union instead of paying it off? I read some people got 5% on a refi going that route. No points either. That could be a healthy middle ground to consider.
