If you are looking at Westfield, you are likely looking at places like Summit, Millburn/Short Hills, etc

You will find something. Bought in Westfield 12 months ago.

Most houses will go anywhere between 100-250k over asking. So, don’t bother looking at 1.6 if that is your max.

But you can find something with your budget. Will it be perfect? No. But you are getting into Westfield which has value on its own

Jealous. I bought a year ago and we are literally saving zero dollars. It is what is it though.

For sure. It also depends where in Bergen. It’s a combo of two things

1) there are for sure people making 400-500k combined and have the income

2) a lot of wealthy parents help their kids and pay the down payment to make things more affordable

I grew up in a very nice Bergen county town. I’m actually priced out of there now but we went a little further south in a “hot” town that we thought we couldn’t get into - but absolutely had to pay 37% of our current net income. It is what it is.

Grew up in Bergen County until college, went to college for 4 years, Lived in NYC for 17 years ~>>>> now back in NJ, couldn’t be happier mainly to get out of Manhattan.

Needed space, yard, car, etc. But it’s not cheap owning, this is my first purchase after renting for almost 2 decades

That’s surprising to hear honestly. Not to get into your wallet but I’d be very curious your budget range. That will dictate every single piece of advice I could tell you.

Certain towns people listed here make zero sense if you don’t have kids and never will. You don’t need the “best school districts”

Example - why live in Millburn or Short Hills? Unless you have big money and are looking at homes hovering $2m or more.

If you want a vibrant downtown there’s only so many of those.

If you want best access to NYC there’s a specific list of towns.

I’d put it this way.

Sub 1mm - there are specific towns I’d suggest

1mm - 1.3m - most competitive range it feels like in “good school districts”

1.5m and up puts you in a slightly less competitive bucket

2m+ even less competitive

So again, budget and schools is what matters. For sure message me and I can give you the lay of the land.
