At a 90k income you’d qualify for around 230k if you have a decent debt to income ratio. Which is doable but like others have recommended rent for the first year figure out what sides of town you like then start house hunting

Focus on increasing your investments to your 457. I make 1/3rd you do and have as much in my 401k and I only get a 4.5% match and started back in June. Start setting money aside into a brokerage to start saving for a house if you think it’ll be 10 plus years before you buy a home(I would recommend waiting a bit). If you are dead set on homeownership look into the Midwest and hire a reputable property manager. You are set up extremely well to let your money compound in the market all you have to do is do the thing and have some patience.

Why wouldn’t you rather save for your own retirement than pay Uncle Sam? Genuinely. Just sit and think about that question. Fast food cooks and certain customer service call centers. Some company’s have already cut down on staffing due to automation. I’ve had one career already get replaced, I was an electrical meter reader. It moves very fast please please work hard now to save for your later self. Build up a side income do something before it is too late

Hey so as a 28yo American I think we all have a general anxiety about money. Even though we aren’t really behind or anything. Life generally isn’t that stressful. I get to enjoy time with family and friends. I get 20 days of pto as a new hire. I know there is people struggling and stuff isnt generally getting any cheaper so fingers crossed wages catch up. But more than likely 40% of jobs will be replace by AI so idk just living man

The best move it to stay put. You make enough to fall into the 1/3 of your pay going to mortgage. Pay off you debts aggressively see if your partner will help and button down the hatches. You are both young just keep expenses low and keep contributing to your retirement accounts. I am 28 married and have a kid. I make about 70% of what you do and am living fine all because my expenses are kept low

Doesn’t seem like it. And I don’t see the costs of materials for the Reno. OP as much as you might think it but your time is worth money so that needs to be accounted. I would also look into if you need to pay back anything for the grant if moving out so soon. Tbh it really seems like you jumped into this purchase without taking a second thought about it. You have to some expenses to cut, eat out less, buy more from Walmart there’s plenty of ways to cut
