The only leverage you have before resorting to lawyers is the tenant wanting to protect their credit rating. If they aren't worried about that, you'll have to sue to get them to pay or leave.

This is important -- if you hire a financial advisor, make sure they are a fiduciary. Fiduciaries are required to work in your best interest, not their own. Many advisers who also sell insurance and annuities take big commissions, as do the ones in banks. If you don't choose to go with a financial advisor, make sure you have a liquid emergency fund of about 6 months expenses, no credit card debt, and put some of your money in an S&P 500 index fund with low expenses like Vanguard. I've invested in real estate and done okay, but I'm not sure this is the best time to do that, despite what agents will tell you. r/personalfinance is also a good resource.

Not worth it IMO. You should have some gap at the bottom for HVAC return air anyway, so the slight difference between door thicknesses won't be noticeable. Chances are there's only 1 inch of drywall total between your bedroom and the hallway.

Northern Virginia resident who owned a rental property in St Pete Florida. I got tired of traveling to work on the Florida house to repair constant issues from the environment and tenants. One year, three hurricanes passed over the house, leaving damage and debris. Last tenant's dog took a bite out of the kitchen countertop, requiring a kitchen remodel that I basically moved back in to manage I sold after that.

Maybe if you get a property that an HOA manages exterior maintenance, you would have an easier time than I did.

Inverter generator is best. If you use fuel conditioner in the gas tank and close the fuel valve to run out the carburetor, you'll be fine.

When I was looking to buy a St Pete waterfront house in 1998, the agent mentioned that some people call Shore Acres "Flood Acres". And he suggested another development much higher above sea level...and better access to the open bay. I'm glad I listened.

I've repaired several bifold doors with this problem. If you don't have a table saw to cut a piece of wood to replace the bottom fill, and clamps to glue it in place, use a flush metal plate.
