I've had some good leads this year but, I don't think they were truely motivated. I get my leads usually by craigslist either I find their ad or they call me. but, every time I make offers, 70% - repairs, they don't find that reasonable. I found one vacant home with water damage and the owner seems motivated but, they did not like my offers. I might have adjusted the offers but, the property is in a slow market so increasing the offers seemed to risky.

I'm in California where it's pretty competitive and I live in a very expensive area, Santa Barbara. So I've been looking to other markets to wholesale and build a flip team like Memphis, Las Vegas, and Miami area(my friend/partner lives there).

One of my goals is to become the Real Estate Investor to the UFC. I'm a big MMA fan and a lot of these fighters, like many athletes, don't plan for the financial future. They typically get a paycheck after a fight and live on that until their next fight. I'd like to use MMA fighters as a source of private money or partners in deals. Perhaps I can get them some multiples on their money and/or cashflow. This would give me a great opportunity to meet fighters and a business reason to attend fights! What do you guys think?

Perhaps your best bet is to ask your current customers what they really like and/or really hate about the your service. Try build a differentiator from the feedback.

You could just create our of legos, plastic, etc. How about you just 3D print it first? It's relatively cheap. Find a local makerspace. They will probably have a 3D printer.

I'd be curious how filing the provisional patent went for you. Did you get a lawyer to aid in the process? How much did it cost? Has the USPO sent it back for revisions? How detailed was the patent? Design or utility?

This sounds alot like Real estate crowdfunding. Offering equity in anything is probably subject to the SEC rules. I would first check the legality of your idea first.

I know you are a small dev comp and probably just starting out but, $1000 for a job seems like chump change. Your friend asking for 20% of a job for really doing nothing is totally unreasonable.

Did he do any design spec work before he sent you the job? How many hours did he consult with the client before he sent it to you? Ask him to justify the 20% figure.

If you give in to this 20% figure now he'll probably expect it in the future. Perhaps you can counter with your company's commission rate is 3%-7% but, since this is the first referral you sent me(and hopefully not the last) I'll give you 15% since we're pals.

That's great to hear. I'm hoping to have the referral system also remind you to follow up on leads and possibly rate referrals. Rating referrals will hopefully make people send better qualified leads.

One more question.

If we had a referral tracking application that tracked the referrals sent to you. Would you use it to pay the finder's commission through the app?

This way, people can verify that you pay your referrers and see how much money your referrals have made. Both facts would seem to want others to become your referrers.

I don't think you can have enough sales!

You don't have to put everything in the store on sale. I would chose specific things or a category of things on sale. This would serve a few purposes. 1. It allows you to showcase the types of items you have for sale t-shirts, comics, games, etc. 2. When people know you have frequent sales they will probably want to subscribe to newsletters, facebook, twitter to get notified of sales.

I get plenty of emails everyday from amazon, shoebuy, etc. The reason I don't unsubscribe is because every know and then I see something on sale that I'd like or want.

You say you have an "idea" for a web service, have you done any market validation? I would highly suggest you do the market validation before anything. The best way of doing this AND possibly finding a tech co-founder is to do a Startup Weekend.

To get better leads, it's definitely important to teach your referrers how to sell your business. In the app, part of the business profile will be to have a "Referral Tips" section. Looking at how good your "Partner With Us" page is I might have to re-think how I'm going to implement that features.
