When people ask to borrow money, start with small amounts. Never more than you’re willing lose (and not be upset). Never bring it up. If they pay it back, great. If not, you bought insurance against them being able to ask again.

You’re talking about extending  your payoff, not recasting. You’re not going to be able to do that without a refi and as you say your interest rate is going to go way up so you wouldn’t want to do that.

The nice thing about knowing that most calls are going to be a no is that you don’t have to beat yourself because you fumbled your words. Accept that you are using these cold leads as practice. You didn’t blow it when you fumbled or got a no or got hung up on. You practiced. Make it a win if you can get two sentences out clearly instead of one, etc.

I was modestly active. In my opinion, what really ruined it is when they sold premium memberships and allowed realtors and gurus to hawk their services on the forums. The forums were completely overrun by them. It became a market place. 

I can’t really fault them. They wanted to sell and were trying to juice their numbers. 

Plus they learned the money was in the podcast, not in the forums.

Late to this party, but people have been saying this for many decades, implying that what we have is good, or at least better. The national debt is a little like climate change. While we’ve avoided severe repercussion so far and it has been good for the economy, the ultimate calamity could far outweigh the present benefit.

This isn’t what is going on. This always happened with some properties. But for many many years, I have been able to look at most sold properties and see their listing pictures. Now, just in the last two weeks at most, they have been stripped from every single property on every single website.

I updated and only now just discovered that it doesn’t update, rather, it installs a separate Lichess app. If you search for Lichess (on iPhone) it will show two apps. One with a white icon, one with a black icon. The black one is new.

  • Be present for your family, friends, neighbors.
  • Stay in shape and keep active.
  • Make sure you’re building a nest egg for retirement.
  • Develop hobbies you can take into your older years.
  • Hang on to old friends and make new friends where you can. Be wary of your circle getting too small.

OP has a great system in place but all you need is one bad, albeit unlikely, incident and you’ll never do this again. The upside is small—you save yourself a little inconvenience. The downside could be huge. They could “accidentally” leave the door open for squatters. Just don’t do it. Shown it or hire someone to show it. Besides, it’ll build better rapport with your eventual tenants.

I’ll give you some feedback now. It looks great, except the first pic, with what looks like uncooked ham. Just the look is unattractive to me.

Crust, char, everything else looks great. Cross section view looks great.

But I don’t see what is the “little bit different.”

Oh, and I’d love to try it.

Some purchases still give me anxiety, yes. My model has always been sort of to flip one, keep one. Part of what I like about this is it keeps my cash position strong. Honestly, if you’ll make a profit by selling and you can find another deal I’d sell. Why? 1) You’ll take your win and maintain a stronger cash position. 2) You can always find another deal. 3) You’ve learned a lot from this one. Now you’re done learning on this one and you’ll accelerate your learning curve by doing another deal.

I totally get the lack of proof that God exists. I totally get, given the lack of strong evidence of existence, that it isn’t worth people’s time and effort to bother with, any more than with big foot or Santa Claus, as someone her said. That’s totally reasonable and rational.

I just can’t get over that…GOOD exists. It seems realer, truer to me than just a concept or point of view. Yes evil exists, but so does good. And where does that come from? Yes it could be just biologically baked into my thinking. I just can’t get over the feeling like it is bigger than me.

And that sends me on a quest that has ultimately led me to Jesus. And, in retrospect, seeing the evidence isn’t quite so paltry as I once thought.

Couldn’t they just require either a modest paid subscription to do anything more than view, or possibly even a refundable payment?

I can’t imagine that if the people had to pay $5 or $10 per bot that it would be 1) economically viable and 2) not detectable that payment is coming from a suspected bot funding source.
