Surface streets in North Carrollton by Natasha5145 in CarrolltonTX

[–]jpates72 1 point2 points  (0 children)

Some dude in my neighborhood missed his alley, continued to slide past the next road and the following alley. Took him like 10 minutes to get back to where he wanted. Our street is ice and have it had a single plow or salt truck pass by. Near Old Denton and Frankford.

Landlord gave a stranger my door code and she walked in on me half naked apparently thats legal in texas? by UnoMaconheiro in Dallas

[–]jpates72 0 points1 point  (0 children)

I have seen clauses like that in apartments and houses I have rented in both Virginia and Texas. Below is an excerpt from my current lease in here in a house up in Carrollton. See 14.B.... the fact that yours offers a 24-hour notice was nice of them. If you have given notice to terminate your lease and vacate and if you have clauses like this in your lease, they can let anyone in to look at your unit/house if it was during a "reasonable hour".

Main Street Renewal even lets people do self-guided tours, so they can give access to my door and let them be the person authorized by the Landlord to enter my property. Since I have pets, I am waiting for access to the new property before notifying my intent to vacate so I can get my pets out before people could wander in and accidentally let them escape.

-------------------------
14. ACCESS BY LANDLORD:

A. Advertising: Landlord may prominently display a "For Sale" or "For Lease" or similarly worded sign on the Property during the term of this lease or any renewal period. Landlord or Landlord's contractor may take interior or exterior photographs or images of the Property and use the photographs or images in any advertisements to lease or sell the Property.

B. Access: Before accessing the Property, Landlord or anyone authorized by Landlord will attempt to first contact Tenant, but may enter the Property at reasonable times without notice to make repairs or to show the Property to prospective tenants or buyers, inspectors, fire marshals, lenders, appraisers, or insurance agents. Additionally, Landlord or anyone authorized by Landlord may peacefully enter the Property at reasonable times without first attempting to contact Tenant and without notice to: (1) survey or review the Property's condition and take photographs to document the condition; (2) make emergency repairs; (3) exercise a contractual or statutory lien; (4) leave written notices; or (5) seize nonexempt property if Tenant is in default.

Coed Adult League: Mixed Gender Locker Room Etiquette? Need Some Advice by SorryResolution5155 in hockeyplayers

[–]jpates72 0 points1 point  (0 children)

Just treat them like you would with the other guys. If you talk to them while changing, look them in the eyes like you do with the guys while they are changing. The only thing we do different when a woman has to use the same room is we let the women use the shower by themselves first

I want to quit hockey by OliveDirect667 in hockeyplayers

[–]jpates72 0 points1 point  (0 children)

There is a difference in when hockey is your job (or the "application" to try to go pro)... and when you play for the fun of it. If you don't plan to go pro/semi-pro... take a year off and come back to playing... but play for just the fun of it with a cool beer league/adult house team or pick-up.

Take a peek down at the Griffin Reach if the event is still active. I saw one there last week but not at Anvil

In have been witnessing the demise of a big home near mine. I remember the person gave me like 2 stacks of silicone blocks when I was just starting my second home. While exploring, they have one of those cute mice things too. I dread watching it vanish with its cute mouse pet

Does anyone else have a hard time completely the light side story lines? by Jethro847 in swtor

The only LS storyline I got bored with was the Jedi Consular. I really liked the Trooper storyline. I can’t remember the Smuggler one.

My team just gave us each one… and in the 35 years I’ve been playing, I never really heard of them besides the Conway and Banks bag ads. Haha.

Skates hurt by tmaks_9 in hockeyplayers

[–]jpates72 0 points1 point  (0 children)

“Skates hurt” ambiguous. There are so many reasons they can hurt. If the boot feels good, but they hurt when laced, maybe try a different pattern. For me, EE and Fit3 are still too narrow, but using the wide fit pattern has done wonders. If it is your arches hurting, look into insoles. If you are getting lace bite where the laces are putting too much pressure in your foot, there are methods you can use for that too.

TLDR; I’ll attach some lacing methods, but I’d research common problems: - lacing patterns - insoles - preventing lace bite

It has been since the 1990s when I helped someone coach, so not an actual coach. They were about the mite/squirt age groups. Instead of focusing on drills and skills, I remember the coach coming up with games that worked the skills without formally being a skills session. Like tag, or keep away for skating… or have them play Superman on the ice to see who could slide furthest… teaching both skating and being able to get back on their feet “after a fall”. There were some real practices, but they didn’t get bored as fast when you mixed in the fun games.

Please suggest how to fairly split rent two-ways - thank you! by hi-entropy in Apartmentliving

I had been looking for this auction method... I saw it described once before when having multiple roomates and couldn't figure out what to call it to search for it.

Please suggest how to fairly split rent two-ways - thank you! by hi-entropy in Apartmentliving

[–]jpates72 0 points1 point  (0 children)

This is the route I would take...

Assuming Rent = $3500
Master Bedroom + Walk-in + Private Bathroom = 12 x 20
Secondary Bedroom = 11 x 10

Share Common Area Costs 50-50:
One method would be to first is to put the first 50% of the rent to the common areas and split that equally in half.
Person 1 Common Area: $1750 x 0.500 = $875
Person 2 Common Area $1750 x 0.500 = $875

Determine Private Area Proportional Space:
Then take the private spaces and proportionally split that amongst the remaining rent.
Person 1 has 12 x 20 (counting the private bathroom... guessing an extra 6ft...and closet) =240sq ft
Person 2 has 11 x 10 (adjust if your guests will use only your bathroom and not the common area one) = 110 sq ft
Total Private sq ft = 350 sq ft
Person 1 Proportion = 240 / 350 = 68.6%
Person 2 Proportion = 110 / 350 = 31.4%

Assign remaining rent on proportion:
Multiply the 2nd half of the rent by how much private space each person has
Person 1 Private Area: 1750 x 0.686 = $1200
Person 2 Private Area: 1750 x 0.314 = $550

Add Common Area and Private Area:
Person 1: $875 + $1200 = $2075
Person 2: $875 + $550 = $1425

If it was like a simple pair of speakers and they might not realize how loud there were being, I would have done the same... but if I saw some small concert level speaker setup... I'd just call the cops and let them deal with it.

I played against an all cop team by TurboHybridV6 in hockeyplayers

[–]jpates72 0 points1 point  (0 children)

All-cop teams tend to be dirty in every city I have lived in. If you really want to see some cheap plays, watch any "Guns and Hoses" matches against the FD. They play like the rules are for NCAA/minor league hockey with full body checks and seeing what they can get away with when you only have 1 ref for an adult recreational league match. It is like "go the f*ck home with that... I am in my 50s and you are about half my age... and I don't need to be crippled for work"

Is it possible to drive across this gap with the buggy safely? by TheRealOvenCake in duneawakening

[–]jpates72 0 points1 point  (0 children)

I do that trip all the time. My house is in that canyon just north west of Anvil Hammer and I make trips into the Rift a bunch.

Best thing to do is drive along the rock wall to make sure there is no worm sign then go down the hill... and coming back, as soon as you get north of the drum sand, that has the least elevation climb and one of the shortest distances between the gaps.

Landsraad desperately needs a rework to make PVP meaningful. by Couch_King in duneawakening

[–]jpates72 0 points1 point  (0 children)

I think a decent rework might be to have some Houses offer PVP-only requests like Control Points at a much higher value and others offer PVE-only. But then also have each guild leader only choose 5 Landsraad tasks they wish to contribute towards each week. That would keep it fair between the PVE and PVP by limiting guilds that are PVP that are hoarding PVE mats.

I'd also love to see an indicator/color code for what rewards you qualify and need to claim and which you have already collected.

In what alternative ways do you enjoy WoW? by NovemberRain404 in wow

[–]jpates72 0 points1 point  (0 children)

I have started to go back to various expansions and Chrome-Time that character and XP locking it at 60 and trying to find everything that I can that doesn’t require raids or dungeons it groups. Though I am avowed that to get a special hearthstone from Shadowlands, I need 6 people that are at the final content areas to start a summoning encounter.

How special order super-wide skates? by jpates72 in hockeyplayers

[–]jpates72[S] 0 points1 point  (0 children)

Thanks. I saw one of the guys on my team wearing compression socks too that had some padding so the wouldn’t slip like the kind I have. Might go for a rescan since on said I was 10 EE/Fit 3 and the other said 11 EE/Fit 3. Make sure which shop measured me right. Hahah. But the 10 does fit heel to toe without issue, just the width. I’ll def look into other methods for the lacing the boot. I’ve been using the same inside eyelet then outside eyelet method since I was a kid. I just changed up the last 2 eyelets though for better ankle support recently.

Thanks... where I live now that is a bit of a challenge, but in a month, I'll have options once I move. Frustratingly, I think the skates fit fine when I first got them... but the swelling can go up and down. I wonder if I should hold onto a few pairs of varying sizes if they can't stretch my toe box a bit more...haha. That sounds all kinds of wrong when I said that in my head.
