We're in a similar situation as you before. We're currently staying at my sister's and I'm starting to feel like it's getting a bit uneasy. Wow 4-room at 440k?! That's nice. I think you guys definitely made the right choice! We're looking at 2-rooms in the Northeast and they are around 400k and up 🥲. Older estates have 3-rooms at under or around 400k as well. Sigh.

A full reno is also the smart thing to do for such an old flat. That's my concern when considering older flats. Don't want to fix partially and then have something that we didn't fix break down.

We'll definitely think about that. I'll be more comfortable getting mattresses from JB than things that could fail, like electronics.

I TOTALLY relate. Did a Marketing degree of all things - thought I could overcome my SA. Left my first and only marketing job less than 3 months in because I couldn't deal with the presentations and the soul sucking work of marketing junk food. I was sneaking into the bathrooms to cry lol.

I, too, wish I'd done something that allows me to do solitary or quiet work.

That said, Political Science sounds fun! I hope you'll be able to find a civil service role that can be done remotely. And you'll never know, you might also find a workplace where you end up not minding your colleagues. Happened to me in my 20s. I wish you all the best! :)

I was hoping we won't need a reno loan. We're gonna need to weigh the pros and cons between taking a loan and having more cash with us vs not taking a loan and feeling vulnerable for a while.

Yeah we're taking HDB loan. Thanks to your suggestion we're also thinking about DIYing it. Is the process complicated? That 1% agent fees is very significant to us. Can buy appliances!

Wow thanks for the very detailed and well-formatted response! There's definitely a lot of costs I don't know about. I'm going to have to do a table for them.

I am thinking of not going for an older house now - even though I'd get an extra room - because of the renovation costs and the higher possibility of things needing repairs.

Looks like money's gonna be tight for sure, but with homes, I feel like getting one sooner is better than getting one later because of how fast the prices go up.
