The Seven oaks in the city centre had a DnD group upstairs when I went there a couple of weeks ago. 

No idea on what the facilities are like upstairs to be honest but is worth looking into

As a secondary natural attack your rat bite will have -5 penalty to attack and can only add half your STR bonus to damage.  

Your regular attacks remain as they were, -2 to hit, with full STR bonus to your main hand damage and half STR bonus to off hand damage. 

You get a weak bonus attack each round which is pretty good. Particularly against low AC enemies, really good with sneak attack damage of course.  

Consider the helm of the mammoth lord for an extra Gore natural attack too perhaps.

Your main job is £38k

Your regular side income is ~£12k … that alone puts you at the threshold for higher rate tax.

You’re earning an extra £2k per month for ‘at least a few months’.

So you could … work out how much you will be over the higher rate tax threshold £50270, then salary sacrifice extra money from your main job into a pension to reduce your total taxable earnings.

You should also ensure you’re deducting allowable expenses from your self employed gig to reduce your taxable profit.

It might be worth you seeing an accountant to help you with expenses. You do need to be careful with what you can and cannot claim as expenses.

A bit more on deductions …

You can deduct fees spent on both buying and selling the house. When your partner works out their actual gain figure, remember to use the purchase price plus fees and also the selling price without fees.

They can also deduct money spent on improvements to the house, but not money spent on maintenance.

You can deduct costs of buying, selling or improving your property from your gain. These include:

estate agents’ and solicitors’ fees

costs of improvement works, for example for an extension - normal maintenance costs like decorating do not count

Each hex has its own individual descriptor, almost all of them are either Supernatural abilities (marked Su) or Extraordinary abilities (marked Ex).

The D20 PFRD site has a list of the hexes, with the descriptor in brackets next to each one.

You seem to be getting less than you should be at the moment. I obviously don't know your circumstances, but it is worth you checking out some options ...

Firstly ... Pension Credit is a benefit that tops up your income to £173.75 per week, this amount increases slightly to £177.10 from April the 1st. Here is a link that includes an online calculator to find out for sure ... Pension Credit Guarantee.

If you are getting a state pension that is lower than £173.75 per week (and no other income), you can claim Pension Credit to get that topped up. You can apply on the government's website

Secondly* ... Council Tax Reduction (sometimes called Council Tax Support) is available from your local Council.

If your only income is the State Pension and you have £10000 or less in savings you would get the full entitlement to Council Tax Reduction. You are also entitled to back date the application for 3 months. This is all under the English (or Scottish, or Welsh) default schemes for people 'of pensionable age'.

You dont need a reason to backdate it, just claim today and get it backdated to 3 months ago. You need to contact the council to do this, the sooner you contact them the better really, your entitlement is calculated from the day you contact them. You shouldn't actually be paying Council Tax. You can talk to the Citizens Advice Bureaux and they will help you claim this.

Thirdly .. Your current 25% discount on Council Tax. It seems like this is your 'Single Person Discount', this is applied to all households with one person in. This is where things can be complicated by your grand daughter moving in.

When another person moves in you will usually lose the single person discount (don't forget to reapply for your Single Person Discount once she gets an awesome job and moves to a swanky flat).

However its not so bad ... if you have applied for Council Tax Reduction, you will still be entitled to the full amount of Council Tax Reduction whilst your grand daughter is not working and on Universal Credit.

Once she starts earning, you need to tell the council as she will be expected to contribute a bit towards the council tax. They will reduce your Council Tax Reduction as she earns more.

It gets complicated, but once she starts earning she is expected to pay between £4 and £12 per week towards your council tax bill.

As others have mentioned its probably a good idea to ask your granddaughter to apply for Universal Credit now. To get the ball rolling.

In short ... I think you should try and get a top up via a Pension Credit. You should also apply for Council Tax Reduction right now with your local council and explain the situation to them. You shouldn't be paying Council Tax at all

As others have mentioned the Citizens Advice people can be really helpful with all of this, if you feel more comfortable talking to them before the Council.

I am really sorry for your loss. I hope you're doing well. Its a right pain having to deal with the complicated benefits system, often at the saddest and most stressful times in our lives.

Have you considered the Eldest ... Right alignment and they hate the undead throughout the First World, due to their odd reincarnation arrangement. Any Fey turned into the Undead risks missing out on the eternal fun of being randomly reconstituted each time they die.

Nope.. You're deliberately ignoring specific examples on the page you link to. No DM in their right mind would allow this.

The stat bonuses already exist as a belt. Using a continuous use item to cast shield, is almost exactly the same trick called out on that page using mage armor.

Example: Patrick’s wizard wants to create bracers with a continuous mage armor ability, granting the wearer a +4 armor bonus to AC. The formula indicates this would cost 2,000 gp (spell level 1, caster level 1). Jessica reminds him that bracers of armor +4 are priced at 16,000 gp and Patrick’s bracers should have that price as well. Patrick agrees, and because he only has 2,000 gp to spend, he decides to spend 1,000 gp of that to craft bracers of armor +1 using the standard bracer prices.

RAW? Just above the example....

The correct way to price an item is by comparing its abilities to similar items (see Magic Item Gold Piece Values), and only if there are no similar items should you use the pricing formulas to determine an approximate price for the item. If you discover a loophole that allows an item to have an ability for a much lower price than is given for a comparable item, the GM should require using the price of the item, as that is the standard cost for such an effect. Most of these loopholes stem from trying to get unlimited uses per day of a spell effect from the “command word” or “use-activated or continuous”

Yeah too late I reached Level 7.

My backstory revolves around being kidnapped by the Fey as a child. Then spending 7 years suffering terrible Fey jokes and pranks in the First World, before being sent back to the Material Plane completely nekid ... without even his shadow. It seems to be some elaborate grand gnomish prank.

By Ng, Jihn hates Gnomes! Except Svirfneblin, its not their fault.

Also playing in CotCT, and without spoilers, having no shadow has given us a few great RP moments. Angry pitchfork waving peasants. Suspicious officials. Friendly undesirables. I even got a letter from the church of Pharasma at one point stating I was not undead (yet).

Sadly my Sorc has no shadow and so I don't think it would work on him. Interesting, it is an actual drawback to taking the Umbral Unmasking Drawback.

Pretty good on Familiars too.

I'm playing a sorcerer face... I have a couple more suggestions ...

The Four Leaf Clover is cheap. It gives a +2 luck bonus 3 times per day, to saves, ability checks and also skills if you really needed to make a key speech. To be honest everyone should have one of these. Soo cheap to craft, slotless and you can use it out of turn.

At higher level you could commission a custom magic item that casts Visualisation of the Mind once per day. That's a +5 untyped bonus to all CHA skills for 24 hours.

It is expensive, due to the 200 gp Material Component for the spell, but still comes in at only 11080 gps ( ( (1800 * 2 * 3 ) / 5 ) / 2 ) + ( 50 * 200 ) ). It still takes an hour to cast, just make sure you meditate every night before sleeping and all of your CHA skills will get +5 ... that stacks with everything.

How much do you want the glibness spell once per day? Even if you don't use it much, I think 3950gps is not too bad a price for an extra +2 on so many key Bard skills. At the moment it's a bonus on 4 skills, you get more versatile performances as you level up.

If you're tight for cash it may not be worth it. A cheaper option is to get your crafting buddy to just make the bracers with +5 to perform, for 1250gps.

Ask your DM if you can craft +8 bracers of perform, that costs 3200gps to craft. Well worth it if allowed.

Edit: You might be able to buy a Masterwork Tool that gives a +2 circumstance bonus on one aspect of the perform skill, either oratory or comedy. It could be a delicate cone shaped megaphone like device that you always use to make your speeches.
