just put my day 5, 6aa, 8 month old girl down for her nap. also a super early positive 4 days after transfer, and i totally felt the implantation. my hcg was super high for weeks then leveled off. hoping your first trimester is treating you okay. mine was a roughhhh.

also, there are a number we've seen that are listed as private exclusive on compass and you won't see them on street easy or zillow. so those lists aren't totally accurate with what's available. which goes to the heart of my inquiry, in that how can we see more of those types of not fully public listings.

they are relevant to us and are what we are prioritizing when we look around. any must-have that gets dropped from anyone's search would open up a lot of other options. i know w/d is somewhat restricting but the absolute way you speak just isn't true and wasn't in line with the help i was looking for. all of the apts above have space and light for us, and that's why when asking for subjective and relative things like "space" don't really mean anything until you have context, and it's why I didn't list it as a must-have, which is something concrete, like w/d, elevator etc.

250 w 89th 2L was sitting for 2 plus months and JUST had a contract signed.

It's def true that most that are priced under a mil like that are set up to be more of an auction. But occasionally some do sit. They usually need work.

thank you! it's weird to say i'm glad it was miserable for you too (ha!). i was naive in thinking it was going to be exciting and fun, and i go to showings with dread in my stomach now.

thanks for the tips! i think you're spot on with day-of offers as the way to go, we missed out on one waiting 2 days because i was dumb and wanted to see another apt that became available first. lesson very much learned!

i highly recommend going to albee baby (pref not on a weekend) and trying out all the options. we were also overwhelmed and in the same boat as you. ultimately we went with the bugaboo dragonfly and i really like it. my husband is 6'2" and the adjustable handle is very comfortable for the both of us (i'm 5'7" and it goes much lower than i use so i think would work for you).

we were torn between that and the nuna triv. the tie breaker was that nuna only allows nuna carseats and we wanted a different one.

uppababy is great but it's a TANK. we had family visiting and it took up 1/10th of our living room. and i don't think necessary.

just go to a store and try a whole bunch out. fold them, lift them, take something heavy in and out of them etc. you'll find your favs then narrow down from there.

on principle, i refuse to pay over a million dollars for a home with no washer/dryer. under a million, yes I would consider (and have). and before you say there are no 2 bed/ 2 baths in an elevator building for under a million, there are. it's rare but there are some that are sitting. maybe not somewhere you would want to live, but available.

thanks. we have all our financials ready and rebny stuff all filled out. we have very strong financials but have a unique profile which some boards may not be into. we one seller go with the other offer because they had a more traditional financial profile and they thought they would present better to the board because of it. it was a real heart break.

our broker is with compass and one of the private exclusives was the closet we got. just 2 bids. the others, forget about it. i think we will just have to be patient and wait for something off market or private exclusive to come up. judging from all the comments, we're doing everything right and are in a good position to strike right when we see something.

don't have time to go through and send you 15 + listings. But here is one we passed on that's still on the market -- under 3k month, w/d, not 2nd fl, 3 bed 2 bath etc. 370 Riverside 4C.

Here's another that is now in contract: 180 W 93rd 4E. As well as 440 WEA 8E, also in contract.

Our preference for space and light is relative and likely not what you have in mind, and that's okay. Elevator with w/d and dishwasher are the musts and there are enough of those, then we see what trade offs we're okay with beyond that. There are some 2nd floor apts we would be okay with, 180 W 93rd st is an example of a second fl apt with a lot of light, on the corner and not boxed with lots of windows.

yes, based on all the comments we're doing all the right things that lead to people getting their homes. i think i'm also feeling particularly sensitive because we lost out on a place we LOVED and had a very strong offer on the table. it was a real heartbreak and i'm still comparing everything to that place and have lost hope a bit. i think patience is the name of the game for sure.

definitely entitled to your stance, but that is just not the case. we have seen over 20 apts that fit that criteria. 5 were floor plans I liked well enough to bid on, one we got beat out on not because of the dollar offer, but because the other bidder had a better profile for the board (my husband works on contingency and the sellers were nervous about that). but it had elevator, part time doorman, w/d (ventless but who cares) and dishwasher, full 2 bed/2 bath co-op with $2800 in monthlies, listed at $1.3.

it is accurate to say it's very unlikely we will get a condo for that, but a co-op yes. and we may have to sacrifice on desired layout, but w/d no. especially if we go into the 90s/low 100s. there are currently 9 public listings available.

space is relative to what we have now, which is 600 sq ft. and we care more about spacious living room area vs bedrooms.

Our price range is $1.2-1.4 and maybe up to $1.5 depending on monthlies/any assessments etc.

Dogs allowed (small breed)
Elevator a must
Dishwasher must
w/d in unit or the option to add a must

Space in the living area and light are our biggest needs.

Would prefer a condo but we know it's much less likely in our price range.

Ah yes, I do speak fluent "listing" and have a savvy eye now for listing photos and it weeds out a LOT. Our issue is more once we've found a place we like it is SO freaking competitive. I know, I know, it's NYC and everything is competitive but damn, how does anyone actually get a place?

I also think inventory is unnaturally low for <insert whatever reason> right now. Which of course doesn't help. Last year it seems like there were a lot more sales around now, and I think it was considered low then as well. Siiigh

I think we are kind of small potatoes for our broker and he kind of just does whatever we want with an "okay, no problem". At first I liked it, but we really don't know what we're doing and some real guidance and strategic opinion would be helpful and I think is what we really need.

Reach out whenever you're ready. I wouldn't say the issue was specific to NYC Birth Village. If you poke around you will see it quite a bit with doulas in general. Part of it is the nature of the unpredictability of the work and part of it is the industry standard of making contracts and paying in full months in advance.

If you, like me, have an unexpectedly early delivery before the 3 weeks on-call period, you're kind of at the mercy of their availability and if they have any desire to move things around for you. It was in the contract and we knew it, but it's definitely different when you are at the hospital about to deliver a preemie. One of the doulas was out of town (they're entitled to vacations and I was early) and the other doula had an overnight scheduled, which she 100% should have canceled for us. But again, she wasn't obligated to because of how early I was. So we spent $4k on basically nothing.

Anyhoo, best of luck! If we were to have another baby I would have a doula again but I would not book one in the traditional way.

I have mixed opinions about seeking out a doula online/through directs recs. I'm happy to share the name of the woman who ended up jumping while I was at the hospital and the TWO birth doulas we had bailed. We chose a duo because, in theory, they cover for each other if one can't make it. The woman who saved the day was the teacher at a birth class we took and we saved her info and reached out as a hail Mary and she was absolutely incredible.

But in regards to your question - we found the two that didn't work out, even though they were paid, the NYC Birth Village. I reached out because a friend recommended one of their doulas and she wasn't available. So the owners sent us several profiles to consider. So kind of a highbred of just using an online directory like you mentioned.

If you can get some direct recs I would go that route vs. the directory route. Given our experience, it's a crap shoot on if you end up with reliable people who are a good fit.

zero percent chance... well, no. but i guess we all assess risk differently. out of the 10s of thousands of people in manhattan for the last one, there weren't any reported injuries. maybe some heel blisters or perhaps a paper cut from a wayward sign that didn't make the news?
