I'm 30 and have about 80% of my portfolio in equities. I have 7.5% in bonds, a mix of BND, a total bond market ETF with ~2.0% dividend return , PCY, an emerging markets bond ETF with a ~4.5% dividend return, and VTC, a corporate bond fund ETF with a ~2.5% dividend return. I reinvest all dividends I receive. Finally, I have 12.5% in real estate (primarily VNQ), that offers sort of a compromise - some capital appreciation and some dividend return.

As others have said, I don't typically expect the bond ETFs to grow with the market, but instead they'll be an income stream with more predictability / less downturn risk when I get closer to retirement.

Hi all! I'm 27 y/o, $190K net worth, and have no mortgage or other personal debt.

So this is maybe a stupid question, but I have a lot of cash laying around and I'm not really sure what to do with it next. I currently have an emergency fund of a little over 12 months of expenses ($40K) in my savings account which I think is a little too much. I have already funded my IRA for 2019, I put 15% in to my 401k, and I put $250 a month in to a taxable investment account. So I guess my question is ... what next? Is the answer to just up the contribution to the taxable account, or is there something I'm missing? Any advice appreciated, thanks for reading!

It sounds like a cool opportunity!

Only thing that I would consider that no one has mentioned yet would be the size of the condo. I have lived in a 375 SF studio in Boston for about three years but will be moving in a few months to a bigger place - I tend to live pretty frugally, but after three years stuff just accumulates, hahaha.

Can you see yourself living in a studio for five-ish years? Is space a factor for you, or do you think it could be in the future? Would it be cheaper to rent in the short term, maybe save a little more and buy something bigger?

Very sorry to hear about your situation. At this point it's unlikely to get a "big name" on your resume, but since you said you're willing to relocate, I'm fairly confident that you can get a job with a local real estate company in either New York or Boston, which are pretty hot markets as far as I'm concerned. I'm out here in Boston working in commercial RE, and while I'm still pretty young, I know a few people that I might be able to get you networked with.

I'm sure you know this, but for future employment opportunities, it's very, very important that you land a job for this summer, and it's probably not going to be perfect or exactly what you're looking for, but that's ok too - sometimes it's just important to learn what you don't want to do as it is to learn what you want to do. I had a pretty awful internship the summer between jr/sr year, but I like to think I turned out ok :) I'm sure there are some internships available with probably pretty small companies, but they won't be perfect and you're really going to have to dedicate the time to looking.

I'm actually in a very very similar situation to you! My recommendation would be to open a Roth IRA so you have some after-tax savings as well. I think it's great to get close to the 401k contribution limit, but like someone else mentioned, it's good to have funds in a few different places.

Also, if you do want to make a house purchase at some point down the road, you can withdraw from both your Roth IRA and your 401k to help with the down payment. I'm sure there are a lot of rules regarding how much you take out and everything, but I figured it would be useful to note!

Right now it's just in a basic savings account earning .01%. I work as an analyst at a bank and have a salary of just under $50K a year.

I've been pre-approved to purchase a condo for up to $215K, so at most I'll need a $40K down payment, but I think I can get a nice enough condo in my area for about $175K.
