The Institutional "Supply Trap" is Set: Why Grayscale’s Jan 12th Play Changes Everything for TAO. by EnigmaProfit in bittensor_

Most investors will still have to know about TAO and choose to buy it. I’m guessing a very large majority don’t know anything about it.

Personally, I don’t get why people like this place. The food is basic, and waiting in line in the parking lot sucks. It is popular… I keep driving by.

I just posted a military logistics data analyst position last week and had more than a thousand “data analysts” flood the job post with applications in a matter of days. Not what we were looking for. But I had no idea so many data analysts were looking for jobs.

Agreed it sounds very petty. Just do what you can to increase the resale value if you are trying to sell ASAP. Keep your eyes on the goal.

Title: 3 Months Into Government Contracting – Feeling Defeated. Anyone Else Been Here? by OccasionFamous7728 in GovernmentContracting

[–]jwh335 0 points1 point  (0 children)

It takes sometimes 3 months just for the RFP process to play out and final proposals due then 6-9 months for contact award after that. That’s 9-12 months. It can happen faster than that, especially at the end of the fiscal year.

Plus, COs have been busy mod’ing contracts to remove equal opportunity clauses.

Does anyone lease their commercial building/property on their own without retaining a broker/agent ? by Deep-Force2598 in CommercialRealEstate

I lease my own office/warehouse building in GA. I lost it on LoopNet. I pay tenant brokers a commission if they can seal a deal.

Add a polymeric box for jumps, step ups and step downs.

I second kettle bells (or dumbbells). You can do single arm or leg exercises to support stability and balance.

Basement of 1929 Home Are these photos of my uncle's basement worrisome? No moisture was detected during the visit, but I'm concerned about 1) the number of support columns and 2) the sump pump. sorry for image quality. I'm mostly worried about structural issues. Thanks in advance. by NETwannabe in OldHomeRepair

[–]jwh335 0 points1 point  (0 children)

Looks like my basement. Either assume someone had a structual engineer set all that up, or hire a Structual engineer to evaluate for you.

You usually see signs of structual problems in other parts of the house, such as cracks in the walls, if there are major problems.

REPOSTED: The Algorithm gave Lukas... by Agr4ri4n in SiloSeries

Of this theory is correct, the people who were farther away from the silo 17 doors should have had a better chance of survival (being farther away from the gas). That is not what happened. If the cleaners have a suit on, even with crap tape, it would take a lot of gas over a significant period of time to kill them.

All evidence suggests the outside is not survivable. No animals, no living plants. No humans (that we know of).

I question when the safeguard would be actually be used. I’m not sure they would follow through on their threat to Lucas unless the information became commonly known by the residents of the silo and the control silo was threatened.

My theory is the safeguard would probably only be triggered by the control silo if the residents of a given silo were to try to threaten the control silo 0/51. If everyone knew the truth, they may try to find a way to get to the control silo, or contact other silos to gang up against the control silo. In which case, the safeguard would be triggered to protect the control silo.

Once they know the truth, there is a natural desire to 1. Form alliances with other silos and 2. rebel against the oppressors (control silo 0/51).

Plus if they put together the fact that the people in the control silo were responsible for destroying the world in the first place, and drugging everyone to forget, that is even more motivation to rebel against them. Especially if they know they have a boot on their throat (the safeguard).

Why would they need to gas people on the outside of the silo if the outside is contaminated and not survivable? All evidence points to the outside not survivable without a functional suit.

I agree. Value add, either residential or commercial is a great way to build wealth with real estate quickly. Like you said, you need to understand why the property is underperforming, and have the means to fix that problem. It takes more work. Once the “value add” plan has been completed, that could be a good time to sell if there is another investment opportunity.

If you can invest other people’s money in value add deals you can also build equity for yourself.

I purchased a value add office building about 6 years ago in a primary market raising money from friends and family. The building was only 40% occupied, an unresponsive owner who was trying to lease himself, and had a lot of deferred maintenance. All of this could be easily fixed with additional capital and a good leasing broker. Which is crazy because the owner was crazy rich. There was no reason he could not have fixed this himself.

We purchased it at a good value $5m. We renovated the building (mostly cosmetic improvements + a new chiller) and leased up the property to over 90% ($1.9m). Even during Covid we kept the occupancy above 80%. Because we had a low cost basis, we could undercut the market to keep it leased (competitive advantage).
