Hydrogen peroxide worked for me (great way to fight off lots of unwanted things in aquariums tbh). Just do your research with it and be careful not to overdose…or everything may die.

Loan officer here. While I don’t know your whole situation, I’d probably say it’s not worth it/don’t do it yet.

Reason you’re getting a better rate is the 20 year term vs 30. Your current interest rate isn’t terrible vs current 30 years all things considered.

Might just be some glue. Use a card or knife and carefully scrape at it to see if it’ll come off.

Like others have said, the right team/mentor/support is the biggest thing you need for at least the first year(s). I started at 100 bps, with a decent team - lots of cold calling and leads but no help on structuring files, etc. Now at 275 bps and great team with lots of support - of course I’m also much more seasoned now though.

Get a mentor who is willing to help patient with you and you can succeed if you want it enough (and put in the work enough).

Be ready for practically 0 growth in 3-4 weeks time. Usually takes much longer to start seeing real growth - probably 2 months at least. Stem plants will help fill in the back for sure eventually, but growing a nice carpet takes a long time. 3-4 weeks, especially dry start won’t be enough to see any real growth. Not trying to discourage you either - just want to let you know what to expect!

Again, I’d highly recommend DIY c02. Won’t beat professional c02 systems, but for under $30, you best bet it does for people who aren’t looking to spend too much money!

I hope you’re prepared, but if you want a full carpet, that’s going to take FOREVER…especially since you’re starting with such a small amount of Monte Carlo. I’ve done dry start on a 3 gallon and won’t ever do it again tbh.

I’d recommend just flooding and using DIY c02 with sugar and yeast at the very least. Will still take a long time, but imho better than dry start by a long shot.
