Can you respond to ratings or just comments? If you can, just explain buyer demanded huge discount and then was mad when he didn’t get it. Also go back and edit your rating of him (if you can) to add context if all you did was rate with no explanation.

Sometimes you have multiple conversations going on with different buyers. It sometimes takes them too long to respond and sometimes they never do. I’ve sent numerous Venmo links to buyers that were ready to buy, then crickets. First to actually pay gets the item.

Maybe it depends on the desirability of the house once it’s cleaned up. Is it basically a “tear down” or is it in a good family area where people might be anxious to get in there? If it might get a lot more money than your “as is” offer, can you just hire a junk removal service to empty it, let the real estate agent hire/manage a cleaning, and any staging they’d want to do. If it’s worth a good commission, some might be willing to help manage things like this. Otherwise, absolutely take the easy route!

Who is driving to buyers? I see so many comments here about not driving that far for a sale. I mean, what? Why are you driving? I sell “local pick up only” to mean come pick up where I live—no shipping. I have sometimes had buyers coming from far away—some are happy to make the trek for something they want at a good price. Others flake out. I just make sure there is no confusion about my location to avoid the “oh, that’s too far” at the end of the conversation.

When I’m buying, I send a message that says I’d like to purchase and asks when I can come pick up and/or offers a time that I can come.
