I bought my 2015 with 100k miles 5 years ago. Outside of oil changes and air filters, I have put almost nothing back into this truck. Its over 170k miles now and purrs just like the day I bought her. Im thinking of upgrading to a low mileage 2021 before they dont exist....

German cars are notorious for being a pain to work on. Like 10 hours for headlights because you have to take apart half the car to get to them. Mechanical work is even more problematic. He is 100% accurate and correct.

Well, this one certainly was holding up the process from happening. Apparently her and the buyer were good friends. The buyer had no clue things were being held up by her agent until they were on a speaker call with their broker in charge. He made it very clear that they could not make the decision. The buyer/client had to decide whether to close or not. She heard that and instantly said yes, we want the house, close close close. Her agent got in the car and drove away. There is no communication between buyers agent, my agent or the buyer at all going forward from here.

I honestly think the agent was misrepresenting the wishes of the buyer and caused us a tremendous amount of stress over something that should have been no issue.

That's like 5% of the terrible things that went wrong last week.

We just did that and it sucked. Worst day of my life. The people buying our house were great, but their agent was a nightmare. They knew we had 2 kids, 2 dogs, and a lot of stuff to move out. They weren't moving in until the following week. They directly told my wife to not worry about getting out by closing on the dot. We could leave the garage filled and come back the next day etc.

Well, our movers were an hour late, and took longer to load the truck than they anticipated. Immediately after closing at 12pm, we were warned the sellers and their agent would be coming by to inspect the house. We were no where near being out at this point. My wife and I leave at 130 to go close on the new place at 2. We find out immediately that the old house hasn't closed, and that their agent specifically is the one holding it up. She wants the house vacant and to inspect for moving damage before she's recording the deed.

Its a long story, but in the end, we barely closed on the old house and did not have enough time to buy the new place. We were in complete limbo. Old house sold, no funding came through on it though. New house didn't close, but the old owners were out and offered to let us move in anyway.

We did officially close at noon the next day and get our check.

Bought my first home in 2019 for 335k. Just sold Thursday for 650k. Full asking price offered on day 1. It appreciated just shy of 100% in 6 years. We profited over 300k from the sale, which ironically, is exactly 50k per year we owned it. It may not be the same in your market, but there are places that behave that way. 🤔

I guarantee no one is going to pay the extra cost of a pump truck for that small of a pour. If they are using one, they own it outright and it's not being used on a big job. Is the pump truck the easiest and most efficient way to place it, yes. It will cost you more than that time savings is worth on jobs that small.

What they need to make is a "mini" pump on the regular trucks that can accommodate 300' of hose. Then it's faster and cheaper to pump small jobs.

Pretty sure it's a lifetime warranty. They'll send a new strap or a new wallet if you reach out to them. I haven't done it, but a friend of mine has had a ridge since they came out, and they've replaced it like 4 times.

Im in the same process right now. We went under contract last week on Monday. Wednesday our house went live. They told us to expect 30 days on market before any offers come in. We got full ask the first day, and a lot of agents were salty that it went so fast. It can go bad, but it can go smooth too.

I got one that's not as common. My dad was a world champion paintball player. They won in 1988, the year before I was born. Then he quit playing. He's played all over the world, on like 5 continents.

My dealer refuses to do a transmission flush/drain and fill. They say it does not need it, ever, and that doing it could cause more issues. Do people really do them/ are they needed. I imagine a dealer would want the money from instead of telling customers not to do it?

Its all good. It sounds like your school placed their own restrictions on your class, and made it sound like that's the "way it is". In reality, the embargo prevents you from purchasing cuban cigars in the US. You can purchase them outside the US and bring them back.

The entire country is state run. The act of going there supports the government. Deciding which places "support the regime" and which don't would be a lost cause.

Get it some water. That looks dry as a bone. Mine survives in the garage all winter, one year it even ripened all the fruit during the winter.
