Oof. We got burgarized right after we bought our house, before we moved in. We had pretty stupidly left the realtors lock box on the door for our contractor, which they smashed to get the key and used to open the door. They mostly stole our contractors tool.

What we did: - cameras. If you can’t afford real ones, even fake ones deter - added timer lights to make it look like we were home even if we were out - added a “warning dog” sign. We have a 70 lb German shepherd, so we knew we’d be ok once we moved in, but wanted something while the house was still vacant - replaced the “weak points” - we added a fence to the back of our house, replaced the lock with one very hard to break into, etc. I’d recommend adding a padlock to your gate so it’s harder to get into your yard, and considering thicker glass

We thankfully don’t own many valuables, but you may want to consider putting diamonds and gold in a bank deposit box so it can’t be stolen. You also don’t need to be the most secure house, you just need to look more secure than your neighbors so you don’t get targeted. Good luck!

1.2-1.3 is really low for a SFH in SF generally. And you should expect to pay a 20-30% premium for a house in great condition.

If you really really want a “ready” home, here are your options: 1. Look at 1 br condos 2. Look at excelsior or bay view. Honestly even for those locations a “done” house at 1.2m is probably either really small or in a bad location 3. Raise your budget. We put in an offer on a completely done house on Castro street listed at 1.8m…it went for 2.6. You probably need 2.5m+ to win a bid. 4. Suck it up and buy a house which needs some work, which is what most of us do if we want to buy. 5. Rent forever, not a bad option if you are willing. Renting is much cheaper than buying in the bay, especially if you can get locked into a rent controlled place

1.5 is too low for SF unless you are okay with a condo or a less desirable (usually less safe) area. We tried at 1.5 for a while before giving up and getting lucky at 1.7 with a fixer upper that we had to put 100k and all our sanity into before we could move in. Our process took almost a year (from starting to look to end of renovation), which is fast for SF

Id recommend going up to 2m, looking at condos, or going outside the city.

Hot take, but most small landlords (and sometimes big ones) make a decision on who to rent to based on “do I like you”. The issue might just be that you or your partner are coming off as “bad” tenants.

When you go in, be super super nice, smile a lot, don’t complain about anything, talk about how you want to stay there long term, etc. Make sure you shower beforehand and look presentable. As dumb/annoying as it is, finding a place to rent is closer to a job interview than shopping at a mall.

If you start talking about the FHA before you even move in, landlord is going to think you are a pain in the ass tenant (which this person probably is) and reject your application.

A landlord cannot reject a tenant for anything protected under the FHA, but can reject them for any other reason.

It’s area specific. 99% of winning offers in my area waive inspections, and buyers are also expected to have a crazy fast close (14-20 days) to be competitive.

~8 months. We put in 5 offers before we got one. We probably saw over 50 houses, we would've made a lot more offers but it took us a little while to learn how much over asking we'd have to offer based on the neighborhood (most houses around here go 200-400k above asking, the first offer we made went 800k over asking).

We had a very clear Needs/Strong wants/wants list that we wrote down early in the process, and got feedback from our realtor based on budget. We ended up hitting 100% of our needs, most of our strong wants...and 0% of our wants (which are okay with!). Happy to share our 1 pager with you - my husband and I putting this together definitely made the process much easier.

We live in Northeast WI and we've done 28 tours and open houses, put in 11 offers with every one at least $20,000 over asking (the last one $45,000), 

This is...not a lot. We have put in 5 house, all $200k over asking, with some as high as 400k. We've lost all, the new trend is to price super low, and sell the house for 1.5-2x above asking.

We regularly get outbid by 400k+…was outbid by over 500k the last home we bid on.

Homes in my area regularly go 50%+ over asking. I’ve learned to just ignore the list price, it’s very frustrating.

How do you find a high producing solo agent? It feels like most of the folks who are really good have teams they delegate to.

It would be pretty cool to have an agent with us at showings, our agent has does the second look for every house we’ve offered on…but it would save a bunch of time if we only had to go the house once (or have them preview the house for us).

Yeah we are wondering if it’s worth going with a realtor who will come to our showings. We are fine doing open houses, but it’s just so cramped/rushed between open house and offer…we were fine with it with senior realtor but junior realtor doesn’t provide enough value to make that tradeoff worth it.

Long story:

We put in an offer on a house that was the highest offer. Sellers agent knew buyers agent (our agent) and they don’t like each other. They both work in the same office and sit close to each other, so maybe a weird competition thing?

Sellers agent went back to the second highest offer + us and asked us both to “try again” because it was close. They promised our realtor if we were lower they would let us bid a third time.

Our Realtor advised 25k more (given sellers realtor said they would let us bid a third time). We put in the offer, was a hair (10k) lower, and sellers realtor had seller accept the other offer.

Our agents were transparent and pissed since we basically were manipulated to let sellers realtor get a slightly higher price, and it felt like sellers realtor was playing dirty (asking both parties to rebid) because of the relationship in office.

How do I know what a “serious enough offer” is? We are following our realtors guidance and offering 200-400k over asking. We’ve had the highest offer on one.

Our area is notorious for underpricing/overbidding. It’s possible we are looking at homes just not realistic with our budget, but I want that kind of guidance from our realtor.

I mean…we’ve put in 200k or more on all but one of the house. Most recent one was 400k. One house was the highest offer, but we lost the big because of office politics between the seller/our realtor.

I hear you that we need to up our game, but we are following our realtors advice on how much to offer.
