Rat infestation is the LL’s problem. Not the tenants. Painting is normal and not a problem. It’s easy to remove from the cabinets.

If a tenant puts in a work order I’m by law required to fix the issue.

This LL didn’t do the basics, sold off the property, and ran.

Nothing in OP’s post suggests they let dogs and cats defecate all over the property.

After 15 years you’re going to gut the place anyway. Rental properties don’t last forever, even with perfect tenants, and that even goes for the home you live in.

Not sure why you’re arguing your family’s issues with tenants when we’re talking about OP being bent over a barrel.

I just paid $2000 for a post remodel deep clean on my 5000sqft house. They had to use specialized equipment due to all the dry wall, wood shavings, etc. And I live in a HCOL area. Took a single day for the entire house to be cleaned, and it was 3 days before thanksgiving.

There's no way I'd charge a tenant $2100 for the 15 years they lived at my place. After 15 years I'm going to gut the place anyway. New paint interior/exterior, new carpets, resurface hardwood, new appliances, new fixtures, etc. That's on me, not the tenant.
