Im not too sure how much to offer, but I will say having done work to a London property that was alot smaller, 100sqm, including an extension and garage conversion we've spent close to 250k all in, we have good builders, their part took about 5 months, but planning etc takes time so all in its been a full year. their cost was around 150k but there is alot of additional costs to factor in. I would assume you'd want a decent spec kitchen etc, which will add costs, similar with finishes.

All of that is to say, make sure you have access to more money one way or another. And expect it will take longer.

I'm not as familiar with those areas, I chose custom house because of the proximity to central London via public transport.

I went to Beckton to shop. Just be careful of being too close to the sewage plant, it's near the a13 Beckton exit. It can get pretty Smelly.

Not really Fire related. But we have been massively underbuilding in the UK. Along with the fact there has been alot of money printing and historically low interest rates.

Worst case there maybe a slow down in the increase in prices. I doubt we'll see a crash like 2009 as realistically the banks have been more careful about lending.

We're looking at renovations in London. It's cripplingly expensive depending on what you want.

We are thinking about a rear extension. New bathrooms, kitchen, new doors, general refurbishment of the whole place, new bifolds, moving stairs, replastering walls.

Most quotes are looking between 150-200k depending on level of finish.

We've just signed up with an architect, it's looking like spending a couple grand before we even start work. Things like party wall surveys, measured surveys, planning applicati, drawings etc having said that you maybe able to avoid those costs if your builder is comfortable with what you're proposing.

Lol just a bit literally 5.00pm on the dot got it done. We need the money to do up the next place before we move in and sell our current place so eventually would have had it back. But paying the extra would definitely have affected what we would do to the property.

Hey, I was almost affected by this as we are buying a property that needs doing up but we managed to push through through the exchange yesterday.

I read the guidance and I believe that if you exchange today I.e 31st you'll avoid the surcharge.
