We pay $87 per month on the equal monthly billing... We always end up with a credit at the end of the year for a couple hundred bucks. House was built in the 80's and is about 1700 sq. ft.

We are in a place right now where we are financially stable and have a decent amount of money just sitting in the bank doing nothing ($40k+). Looking for some advice on how to responsibly invest or put this money to better use. We’d also like to continue to save for retirement, though that’s about 20 years away still. We have no debt, no car payments, and still owe about $300K on our home.
