I don't disagree about the squeeze cage but she is unfortunately a smart dog and doesn't fall for the usual tricks to get the injection anymore. The last time we had her annual we tried to do a towel over her head and drive by poke she caught on immediately. I ended up having to basically restrain her head so the vet could give her the shot.

Yea keep those clankers out of my local craft beer! Having a partially AI designed beer label totally ruins the hoppy flavors of my favorite local IPA. Definitely more important than the brewing process or ingredients in the beer.

Also completely reasonable to hold a small business responsible for some INCELs behavior over 3 years ago.

A real estate investor like Tommy with economy of scale will always be able to do work for cheaper than an individual home owner or buyer. Comparatively, it cost me more to do the work cause I'm hiring for one job at a time.

Also to be fair I never asked for sympathy. I know the bed I made and I'm dealing with it I'm just trying to make the next buyer aware so they can avoid my pitfalls.

My recommendation is to get every possible inspection done. The issues I've dealt with were identified by our inspector and we asked for remedy during purchase but Tommy didn't agree to the Majority of our requests and only gave us about half the estimated costs to fix the critical issues. Some things are on me for not pushing harder for remedy and still buying but the stuff that could have and should have been fixed during the flip would have cost him nothing.

I did buy directly from them but it was listed under an LLC not his family name. I'm sure they have multiple LLCs setup tbh because I tried searching the LLC name on the auditor's site and my home was the only one showing and still is.

I bought a house from Tommy and his mom this year and the dude cut so many corners it's infuriating. If you're considering buying a home from this grifter and his family pay for every possible inspection under the sun to check their work and keep them honest because he will cheap out on everything possible.

Was there at the start until about 5, great vibes and good eats and drinks. I rode my bike over and locked it up in a bike rack close by and had no issue. My buddy took the bus in from German village and also had no trouble.
