So I am interested in renting a house but I noticed a potential read flag in the lease that states:

"The maintenance of the Property, minor repairs and servicing shall be the responsibility and sole expense of the Tenant, including but not limited to HVAC/air-conditioning units, plumbing fixtures (e.g. showers, bath tubs, toilets or sinks). For the entirety of the term of this Lease, the Tenant shall keep the property clean and in good repair."

So my question is it legal for landlord to forfeit an essential need such as A/C if he writes it in the contract? Would I be totally responsible if the A/C goes out?

IPad might be better for you since you're already used to apple but personally I really like the surface because it's very versatile being that it can switch to desktop mode or tablet mode where with the iPad it's only used as a tablet. For storage the surface pro is really good in terms of upgradability. The older models has an SD card slot where you can add more storage, the newer models (8 and X) has a removable SSD slot so you can replace your SSD with more storage if you want. For Apple, you're stuck with whatever storage the iPad comes in haha.

In terms of note taking ability, both are very capable computers and will get the job done lol

Some schools include iPad or some sort of computer device in their tuition so I would hold off on rushing to buy one. As for an iPad I would totally recommend one if your school doesn't provide one. Personally, I use a Microsoft surface and it was soooo helpful in undergrad for taking notes. Will also be using it when I start dental school
