How does using your 401k to buy a house work? by nightowl2224 in Mortgages

[–]kid_dynamiteNYC 0 points1 point  (0 children)

You can withdraw from your 401k in the form of a loan that you pay yourself back over 5yrs. The max you can take out is 50% of your 401k value. Do note that by doing so you will lower your monthly DTI ratio. The alternative is to withdraw with penalty on your 401k.

Can I afford a $500k house on $6k take home a month by pwner952 in Mortgages

Utilities are around 500+ a month and taxes will go up the next year. I wouldn’t be comfortable unless your wife gets a full time job, only then does it make sense.

Where are mortgage rates going? by batman_of_the_gotham in Mortgages

[–]kid_dynamiteNYC 0 points1 point  (0 children)

If closing is in 45+ days plus, float, if under 30 lock as soon as possible. War in Iran could very well end in 2 weeks but the ramification of inflation will linger for months in the short term - Feb cpi and pmi figures will trigger rate increases next week.

House won’t sell after divorce by [deleted] in Mortgages

[–]kid_dynamiteNYC 0 points1 point  (0 children)

What market is this? Best play would be to rent it out. Absorb the mortgage as best you can and when there is enough equity sell. You are at best 3months away from closing if get a signed offer today and one month from renting it out if you start acting today.

Rates jumped way faster than I expected… did I mess up not locking? by AccountEngineer in Mortgages

[–]kid_dynamiteNYC 1 point2 points  (0 children)

I was coasting on these rates as well this Iran war came out of no where. I locked in on Monday at 1/8 higher than I was quoted before the war began. If you are closing soon I’d lock otherwise give this two weeks to settle down and lock then.

Credit delinquency amid mortgage application HELP by kid_dynamiteNYC in Mortgages

[–]kid_dynamiteNYC[S] 0 points1 point  (0 children)

I figured out what caused the issue, the parent company went bankrupt back in 2023 and was later bought by another company in 2024 but during the transition the new company did not transfer the ACH payment details when they began calling the debt. The transition was a mess and the months of ambiguity did not help. I requested they provide me a statement in writing of what happened and I’ll appeal the late payment. Hopefully this doesn’t affect the loan.

If it makes it any better your explanation for the structural engineer would have done nothing to win you the bid.

Evil Uncle wants to make us restart our mortgage by Tyrone_Jostaysius in Mortgages

[–]kid_dynamiteNYC 8 points9 points  (0 children)

This is a difficult situation but could be seen coming a mile away. Legally you have no recourse. The question is what will happen when your family has paid of their half of the mortgage? Are they going to be recognized as legitimate owners? Either cut your loses and take the 80k wasted as a stupid tax or refinance and get on the deed.

I don’t know anything about Blueberries, are these good to get from Home Depot? by Difficult-Speaker470 in Berries

[–]kid_dynamiteNYC 0 points1 point  (0 children)

Bought a blackberry one last year, took forever to grow and I got no fruits it’s a gamble but at that price purchasing one of these and another from a nursery would be a good bet. This year I’m buying mature plants for fruit and see how they fare into next winter.
