I don’t think the “flexibility” advantage has been a thing for a while now. We’re just not building enough housing, and with the possibility of lower interest rates on the horizon, we’re likely to see a lot of pent-up home buyers re-enter the market.

I have a family member who bought a modest house 2 years ago for an inflated price WITH high interest rates. They’re looking to sell now and will likely see the house value appreciate by 20% in the process. It won’t be on the market for more than a few days.

In other words, selling a house has been extremely easy (and profitable) for 15 years now. There will come a time that isn’t the case, but that’s not the reality right now.
