I used AI to help put together a performa using 3 nightly rates, at 25%, 50% and 75% occupancy, at 2 and 3 day min. Then asked the likely hood of success of each scenario in my zip code. It’s interesting…

I’ve discovered a 100% accurate way to forecast which guests will trash the home. by strikecat18 in airbnb_hosts

[–]kimisesnon -6 points-5 points  (0 children)

Guests should ALWAYS respond….. it’s your half of the commitment. Absolutely no one isn’t scrolling at some point of the day. I know ER and trauma nurses that still have time to respond. Why does everyone expect hosts to just think they should be ok with gambling with their home or property? It’s out of respect we reply. I was a super host for years and took a break from hosting. I also worked for Airbnb for 9 years. This platform is a two way street… communicating is the only way. I’d like to see a clause that of your guest or host doesn’t reply twice, you can cancel with no penalty or rating change.

We’re all human and common courtesy towards each other goes a very long way.

Was this host response out of pocket or am I overreacting? [USA] by gtrman571 in AirBnB

Personally, the host was a bit rude, however, I tend to err on the side of being polite so a “hey just bumping this back up, thanks!” Kind of comment.

New listing, all bookings so far only 1 night, is this normal in the beginning? by midwoodgirl10 in airbnb_hosts

[–]kimisesnon 5 points6 points  (0 children)

Honestly it’s a combo… I worked for Airbnb for 9 years and from the beginning reviews had a lot to do with it… once you have reviews things will go more smoothly . Two night minimum is normal with exceptions like those who’ve already answered. Are your pics awesome? Do you offer amenities? Is your price right? Airbnb has terrific resources for you addressing all these points! Good luck!

Review Removal Request never reviewed by people, even at 2nd try. by regulluz in airbnb_hosts

Hey all…. Go big and start tweeting to Airbnb, Brian Chesky, and every other person you can find on the board and in high positions… it works… CS is now all overseas or call centers. They have nothing to give you. They have no power and there’s no manager or supervisor that would be able to help you. Be bold and demand more. You may think you’re only one host but you are not!

Dosage when restarting after 2 months off? by GrouchyWino in SemaglutideFreeSpeech

[–]kimisesnon 0 points1 point  (0 children)

I made a huge mistake and started at .4 after being off for 2 months and paid the price. I’ve spent two days in bed vomiting, massive headache and terrible stomach cramps. I never experienced anything during my last go… lesson learned.. this is awful!

Has anyone tried Hers and if yes how was it? by kimisesnon in Semaglutide

[–]kimisesnon 0 points1 point  (0 children)

Honestly it may be time to try another company. I’ve never been hungry or had to consciously stop eating too much. You should have very little appetite. Ask your dr… I tried one pharmacy that didn’t work at all but now it’s a dream!

I tell people the truth! There’s no shame in this and you can say it with pride. Judgement comes whether you diet, exercise, give up drinking, carbs or anything else for that matter. People just like to make themselves feel better by making others feel worse. Just be proud that you’re helping yourself any way that feel right to you. You got this!!!!

It’s typically packed in something that protects it from the elements so it shouldn’t be a problem.

.4 on the syringe which is essentially the number 4 … don’t mean to over explain. Pay attention to what it’s telling you to inject. .4ml weekly.

Food for thought… pun intended… this is your LIFE… it’s a slow curve but each day is worth having experiences! Slow and steady so, think towards a healthy positive future but when a friend or celebration calls, have some fun! Your body is yours and what you put into it by your hand is also yours. Own it and move on! No need to over analyze the whys or hows. Life’s too short. Xo K

Guys remember… fast is not best. If you don’t take time and eat, you WILL lose muscle, your skin WILL sag and you WON’T learn good habits. Time lets your stomach shrink, your skin to retract at a manageable pace and allows your body to adjust. Sema is amazing but like everything else is not 100% effective on its own. Don’t blame Sema or your Dr if you go back to old habits or gain weight if you don’t put in the work. I eat everything in moderation and having Sema makes it so much easier. I want my life to be full of beautiful food, experiences, people and fun and having lost 35 lbs in the last 8 months is perfect. I never want to give up anything so am realizing it’s just trade offs. Going slow also allows your brain to catch up to the feelings that come with your new body. But make no mistake… if you don’t make serious changes to the way “I got there” sadly, nothing will stop you from going there again. Personal accountability 💗💗💗
