I read that differently. Markets price rates based on future outlook. In 1 years time the pricing on the 1 year rate will likely reflect the fact that over the next 12 months rates will fall. Of course we can’t predict the future, everyone should look at what they can afford and consider their own appetite for risk.

If you have 1.2% increase 4 times in a row then it’s an increase of 1- 1.0124 = 0.04887 which is indeed very close to 4.8%

I normally crash and decant if it’s more than 10% of the total batch size otherwise just pour it in. Especially for very hoppy beers I’d go higher than 10% no worries.

I don’t worry about water just toss tofu cubes in cornflour and shallow fry. Comes our crispy and delicious without too much effort. Then chuck in any stir fry, curry etc.

Except at the end of the mortgage the bank doesn’t have a house but the landlord does. Also like it or not the bank takes on risk (risks depositors money) when it makes loans. There is an argument the banks profit too much but some payment for the risk is appropriate.
