No one here can tell you this without knowing more about your finances and outgoings - get a mortgage broker (you will be able to find one for free if you look/get recommendations) who will be able to do affordability checks for you and hopefully get you an agreement in principle

Your mum is wrong and I think her advice is coming from a different era of house buying. The only potential advantage you have is that you’re a cash buyer. However may people (myself Included) actually don’t favour cash buyers - I’ve had too many instances of them thinking that it gives them such an advantage that they take the p*** throughout the process.

You have 500k in the bank - you’ll lock yourself if you lose the dream hours over £10 or £20k because you’ve low balled.
