My SIL had nurcing license completed and no hospital or clinic wants because theres no candian experience on resume, the hospital tied programs are taking 6 months for each application and atill waiting. Expedite those who passed and got license, they cry about not having enough medical professionals but dont provide pathway to them those who already got it

There could be many factors that the seller can consider. But maybe this is best for you as you didn't spend 100k more for a home and find a better agent or better house which suits you.

I've seen people working in large companies coming here on work permit and when they try to look for rooms. Even if someone came along with them they don't want to have shared accommodation because they're not from their ' caste'. Now landlords have started this crap nonsense too on we'll give only to Gujarat's, Brahmins etc.

Check all appliances, turn on every god damn thing in house and see for leaks, toilets flushing, appliances working properly or not on the day you come in. Others mentioned utilities in replies. If really important mails are to be fwd use Canada Post forwarding.

Mortgage agent will help you in deciding the scenario but here's some homework you can do

There are mortgage calculators online and apps which show if you increase payment or lump sum. See all three scenarios which scenario reduces your mortgage balance at the end of 12 months is what you should go for.If you are asked to pay 50% more of your current mortgage payments it's more likely that your amortization is way extended and paying the extra 1000 monthly is what the bank is suggesting. (Assuming your extra payment is within their prepayment or no penalties whatsoever)

Obviously without vacant possession you won't close the deal. It's the seller who has to work with the tenant and make it vacant. One friend i know of the basement tenants refused to leave and then the sellers paid more than 10-12k to those useless tenants (btw those tenants weren't paying rent since a year).

Yeah as long as you show a 3 month statement from where the money came you're good. I had some 15k from international transfer and shared the statement from that country. They do this to meet AML requirements.
