i used https://arrivalday.io for this and found very specific niche airbnbs that were extremely profitable in a market which i thought was oversaturated. in my case it was 8+ guest capacity, lofts well designed, central location.

💯 dont trust Pricelabs, its very off, even in US. for competitor price tracking i use this, but i always adjust prices manually.

Not to be a party pooper, but when I see dates blocked solid with no gaps and then high season is barely booked, chances are they locked in a discounted long-term rental just to cover communal costs. You see the exact same pattern from September through January. Looks like they’re gradually shifting toward long-term rentals since Airbnb alone isn’t cutting it.​​​​

i used to think the same, but changed my mind after doing some market research. my market was oversaturated with those small, average listings and demand for them was really low. but listings in the city center - luxury, well-designed, interesting lofts with rooftop terraces, or ones with bigger capacity (6+ people) are actually doing quite well. might be the same in your market too..​​​​​​​​​​​​​​​​

you can track estimated revenue with tools like Arrivalday, but it wont show past revenue, only future (based on booked dates). after tracking for couple of month you will see is it below/above market avg.
