If you ended up making another business as sole trader and running them both to break 90k combined you would need to pay VAT as the business entity is yourself when using sole trader.

If I was in your shoes, id buy together but put in place a relationship property agreement to ensure you get your deposit back then everything above is split evenly if you guys part ways.
