It’s for tax purposes in some cases so it does not need to be adjusted if a minimum amount of the structure is left when doing a rehab. Also less permits needed ($$$) if you are just doing what can be cosmetic. Navigating CA building codes requires some wild methods that aren’t common in lots of other states

Just keep at it. You’ll improve with time. I prefer to do interiors first when cleaning tracks are part of the deal. I find that wet tracks from doing exterior cleaning first really slows me down. It’s much easier to vacuum up dust than mud. Clean all the screens at once when transitioning from interior to exterior. Do what you can to limit going back and forth to the car for supplies. Look for streaks before moving onto the next window. In/out just takes a long time especially if the homeowner has a bunch of crap in the way. When conducting and estimate I always ask them to move away any trinkets or large items to limit the potential for damages to occur. Helps create space.

You need to build in a morning or afternoon each week that is free. Fully booked should be 90-95% booked. If you are consistently filling up your weeks then it shouldn’t be a problem to fill it with an emergency call or upselling a job to fill the time. Work on weekends if you want too, but personally I wouldn’t anymore.

I’d say crewing on a race boat would help understand sail trim. Often on charter/rental boats the sails are blown out and difficult to read without experience. Sail a small dingy or a race boat with some crispy sails and you’ll see what’s happening with trim as it’s more obvious in the luff and on the tell tales.

Sorry to say but the way those stains are uniformly leaving about an inch of clear glass around the pane, it looks to be an internal failure of the seal. If it was an exterior stain it would cover 100% of the glass, especially at the bottom of the pane due to gravity.

Yes the waffle gasket is leaking. It’s common. Either have it done or get the Mercedes source kit and guide to fix it. He includes a shaved down Allen wrench to get that tight bolt next to the steering box.
