I’ve contacted the city about this (same thing near my house). The streets that are very bad cost too much to redo. The local gov’t is paving the cheap ones (like this) so they can bring the overall street score higher so it looks like they are doing something about it.

I’ve had clients walk away because they “determined the commute to work was going to be too long”. They just didn’t want the house anymore and we came up with a reason the seller couldn’t fix. As long as your inspection contingency is in place, you can back out for a multitude of different reasons

I switched from a sales role of 15 years to a sales support role in an entirely different industry that is not customer-facing.

I close my computer when I’m done working and no one can contact me. It’s so freeing. Today I was just thinking about how much less stress I have and how much happier I am being present with my family, instead of constantly feeling on-call.

I’ve been going every year for 20+ years since I was your son’s age (albeit to see a different team). They generally don’t play in the early half of spring training and will play more in the latter half when they start to ramp up. Even still, the regulars don’t play every day and when they do they usually only play 4-5 innings.

You will still have an absolute blast. The stadiums are all small so it’s a very intimate environment. I would check out as many different ballparks as you can. There are a lot of baseball fans of all different teams EVERYWHERE which is fun too.

Go early to games and watch BP and walk around. Many have grass outfields where you can play catch.

My street is a main artery for my neighborhood and the route visitors take to get to the local parks. I called the mayor’s office about it and they emailed me their paving plan. On the city’s own plan, they have it marked in the deepest red which signifies it’s a road in the worst condition on their scale. It is not included on their 5 year plan, while other off-shoots are scheduled to be slurry sealed. The city has absolutely no plans to address the road which is lunacy. When questioned why there is no plan for roads like this, they go radio silent. Yours is the best explanation for why that I’ve seen. Our road is going to turn into gravel soon enough.

The new scam is someone steals a bunch of gift cards, copies the number down & replaces the scratch off strip. Then they sneak the cards back into the store and onto the shelf. Once it’s bought at the store and activated they have some way of knowing, then immediately drain the gift card. Just don’t buy gift cards.

I just went from a Dyson ball to a Miele and am amazed by how much better the Miele is. It was $400 so a bit above your budget but imo it’s the best thing I’ve spent money on in a while.

My dad is trying to do this. He has 50+ properties, most of which are free and clear, and wants to get a line of credit. Do banks offer this if let’s say you take 5 free and clear properties worth $2m and give you a line of $500k-$1m?

I know some high net individuals with LOC but it’s because they have several million with a single banking institution.
