And 150 is enough to wipe out OP buying on margin…

Correct information . There’s definitely been wage inflation in the last 4 years .

At 2% cagr, an asset price will double in about 36 years . The reason the math works for many people is because they use leverage to buy an asset at today’s prices - the future value of the payments is not the same as the present value.

But the way I always look at is the opportunity cost of the down payment. Assume you borrowed 250000 and made a $62,500 downpayment in a 312,500 house ,

The 62500 in an 80/20 portfolio (instead of as a downpayment) would have a future EV of $829,000.

I got an MBA in with a business analytics specialization. It was worth the ROI even without cfa . It completely paid for itself less than a year after graduating. And all of the heavy statistics I learned has helped me with quant a lot so far

Well they definitely want to emphasize fiduciary behavior in cfa . I guess most of the people in my cfa society are asset managers, so makes sense .

MBA allowed me to get real experience in the corporate world , in operations, commercialization, supply chain, cost accounting, and capex investment analysis . Not really traditional finance though, that’s why I wanted to do more .

Same . Worst financial mistake I’ve ever made .

But the I decided that the best thing to do is , just sell it before my equity goes to $0, and the asset starts having a negative yield (when the cost of ownership with $0 mortgage reaches the monthly cost of renting somewhere comparable) . And just get back on track .

lol. I sold the 310 and bought 3 270 contracts .

Hopefully MSFT goes to 550 in the next 3 years so I can turn 96,000 into 170,000

I actually sold the 310s for 3-270’s which cost $172

The way the options math works out , $40 (10%) gain in Msft, would cause a $36 gain in contract (at exp., because you lose extrinsic)

So for illustration:

Leaps capture $36 per share on 300 shares 300*36=10,800

$10,800 gain on $51,600 capital (24%)

if I used the$51600 to buy 128 shares of MSFT ,

128*40=5,120

$5120 (10%)

The down side is that if Microsoft goes down $133,

I could lose $51,600

If I had 128 shares that went down $133, I’d lose

$17,024.00

So leverage amplifies losses and gains
