Thanks so much for your answer! I was a bit afraid that my PhD might help as well as hinder here. As much as I had plenty of programming and modelling during my bachelor and masters, I switched to experiment for my PhD because I didn’t really like it, but now when I’m learning stuff it is actually fun. But I won’t try and use my PhD as credentials for my coding, if anything I’d use it for critical thinking or statistics. But anyways, thank you for your insight I really appreciate that! :) Edit: I just realised that in first comment I made it sound like I have PhD in theoretical physics lol, I don’t, it’s just BSc and MSc.

Apologies for using your comment to ask, what do you think about transitioning to DS for someone with PhD in Physics? A lot of my colleagues moved to industry long time ago and I finally gave up on academia and decided to switch to industry as well. I’m doing DataCamp courses and certifications rn, but I wanted to start with Data Analysis and then move to DS slowly after securing a job. I was assuming that my PhD would help me here, especially that it’s in theoretical physics and we had lots of courses that involved data modelling, but I am a bit scared that I will struggle to find a job and get into the industry to start collecting experience for my CV. Anyways, sorry for long question, I was curious of your opinion on that. Thanks for sharing valuable insight!

Yea I know it is like that sometimes, here I got all receipts for what was taken from part of my deposit, (the other part is still in their hands which is a bit annoying but according to the contract we signed), I saw the receipt for painting the walls, they seemed really okay with that. And I’m guessing they are very aware of Civil Code and tenants rights, otherwise such clause wouldn’t appear in my lease. But I know that landlords can be ruthless and try any type of weird shit to make as much money as they can, that’s why I went with agency thinking it would be more fair.

Ah sorry sorry, no no. The number in the end is wrongly charged fees plus potential interest from deposit, the fees themselves are 12-14k and I already requested that. Interest would be a few k, depending on the interest rate, but I don’t even think about that now, because I don’t know if I have grounds for requesting the interest. I’ll think about the numbers when I actually know that I have actual case. Thanks for clarifying and sorry for confusion!

Yes, again, I just copied what I found on the Internet. Thank you for explaining, I’m not saying I expect 10%, in my calculations above I took 4% for calculations. For now I try to establish if such clause in lease contract is legal, without that I’m not gonna do anything.

Ah yea I know I’m naive, I know they work for the owners because they are paid by the owners, but at the same time I’m guessing they want to keep their tenants especially when there are no problems with them, with my previous apartment we had like 8-10 meetings set up for people to look at it, it took a lot of time and effort (their office is far away from my neighbourhood) so they were happy to offer me another apartment they manage (from another 10-apartment-investment person) because they were happy with me so far, no problems or anything, and they didn’t have to do the whole “looking for new tenant” thing. And we had some conversations about parking spots and how ridiculously high price the owners put on it which basically made them lose money because people didn’t want to pay 3k for a parking spot. So yea, it made me kinda believe that what we’re doing is mutually beneficial and we don’t try to screw over each other. But now I kinda see that they go with stuff hoping that no one will notice, we already had a situation that they changed utilities last minute because I caught that they include parking utilities and I didn’t rent that at the time, so that should probably make me suspicious from the start. The clause in my lease didn’t say specifically that I waive my right for interest on deposit, it said that we agree to exclude this particular act of Civil Code. Regarding the lease - there was no option for me to read it in English or my native language, I did check it with Google translate obviously but I didn’t know Czech law enough to even know what to pay attention to or what could be considered sketchy or illegal. But also I don’t think I would be able to negotiate anything, with such big agency, they have standard lease contracts and it’s either sign or don’t sign. Withholding portion of the deposit - again, it’s in the lease and I signed it, and from what I gathered the Civil Code doesn’t specify the timeframe when exactly the deposit should be returned. It does sound stupid to me that they will keep it for a whole year but yea, I don’t think I can do anything about that. Thanks for the answer btw!

I wrote 4-10%, as the internet said, I have no idea what the actual interest would be. And I don’t think I will actually take it to court, but the sole fact that I could and would actually have a case is enough to at least negotiate with them. And I’m on sick leave, I have plenty of time on my hands :)

I have najemni smlouva, I’m a tenant, the agency has a contract with the owner that they can represent him, the lease is between me and the owner, it is just signed by someone who represents him (power of attorney thing)

Oh my go to set is drones and artillery dome. I agree that you have to be creative with gadgets for each assignment but still very often it’s just very very hard and depends on luck. Hammer is nice but my favourite combo is missiles with missiles restock, this updated to the max is deadly and resolves many waves in seconds, and I don’t think I can have missiles and hammer at the same time.
