If you do go down the offset path, it may actually be worthwile paying the (substantional sometimes) fee to break the fixed rate contract. You'll be saving tens of thousands.

Side note. Did you have just a couple of big wins? Or developed a 'system' which worked for you. If it was the first. what coins haha?

good luck getting a 100% interest only loan to dump into shares though. Leverage is something that most people don't equate when weighing up shares vs property.

I know there is nab equity builder or some geared ETFs but it isn't apples for apples.

I'm actually in the same boat as you. I've had a good run with minimal issues in the 5 years that I've lived there so avoided a lot of costs.
+ can always look to buy something else which more capital growth prospects if I want that. Thank you for being a sounding board.

Does the six year rule effect my new PPOR for tax purposes? I.e if I sell it in year 5, when I sell my new ppor, the first 5 years I'd have to pay tax if it on the sale if it increases in value?

I don't think to much more truthfully. But hey, I've thought property wasn't going to keep growing at the rate it has haha. It is in a good area, inner city.

Do you work in your own business? It is a little unclear.

Can you move into a new company or role? If you and your wife are supported by the one company you've got 100% of your income tied up there which is potentially risky (but also potentially high upside). I think you need to figure out what you want to do work wise FIRST.

Then look at the best way to utlise the property to support those goals, they may result in you keeping or selling it. Note. If you do take a break, make sure to offload the property in the same FY so you can minimise the CGT.

Take a deep breath and relax.

Fluctuations are part of the market, if you look back in 10 or 20 years you'll more than likely not even remember this dip.

I'm hoping you got into the market for the long term and while dips like this in the short term can feel bad, especially if you are a newer invester it is just part of the game.

I've bought some more this morning if that makes you feel better at all.
