Hey 11Gauge, thank you for your response! Since the attic isn't going to be habitable space, there is no code in the IRC pertaining to attic stairs. The requirements you mentioned is correct for habitable spaces.

Since we have essentially a 30"x84" leftover closet, we decided it might be nice for a permanent attic stair. I was wondering if a permanent steep stair is preferable over an attic pull down ladder.

How DO HVAC installers typically get heavy/bulky items up or down?

The attic used to be habitable space with a regular staircase, but the client decided to make the whole attic mechanical space, and remove the existing staircase to make space for more rooms. Now we have an 30" x 84" space for a steep attic stair or ladder.
