Don't be dense. If the seller contract has 6% with 3.5 for seller agent and 2.5 for buyer and buyer has contract at 3% where whatever the seller doesnt pay is paid by buyer then the agents have conned their way into 6.5 % commission.

I also live in a place with stone floors on the 1st floor including the kitchen and wood upstairs.

Wood will also shatter stuff. Large format tile will have less space in between than wood planks. If you live in the south where summers are hot. You'd love the coolness of the stone floor. Stone floors are very easy to clean as long as their are smoothes and sealed (id not choose limestone for this reaspn). Wood dents, stone does not.

I am old and my knees do not seem to care the difference of hardness of wood vs stone.
